    Where within Larimer\douglas counties should I look for a property that is least affected by flooding and fire?

      The center of town, in most cases. Anywhere out of town on high ground is good but not in the mountains or downriver plains as they are the most affected by floods and fire. And even then with the extreme weather patterns you're not safe in town. The long established well-to-do City of Boulder and surrounding burbs and plains for example lost 2000 homes in the September 2013 floods (20,000 homes actually left uninhabitable for months) and over 1000 homes in the December 2021 Marshall fire. Make no mistake, Colorado is an uneasy place weather wise. I haven't even mentioned the snows of Winter.

    Well if you are making money by putting these videos out I hope you get rich quick and go away...the sooner the better. You are doing a disservice to Colorado and the people you are encouraging to move here, imo. It's as if you have an ulterior motive for doing so. No concrete answers just sell sell sell. Hmmmm!

      @@ColoradoLife4u The result of a long-time observation. Only those coming, mostly from NY & CA after selling their homes, or having a great paying job lined up will have enough money to afford a house on the front range. Everyone else may very well struggle, find less than desirable work and settle for that or become disgruntled and head back home or elsewhere. Thousands do this every year. This should be part of your honest pitch. Not doom and gloom, but you do have a wide ranging audience.
