I rented to a co worker and had a lease with no end date. He said he’d only be there for two months. I had a family emergency so he asked me if it I wanted him to leave or not I said it be better if you left and I’ll throw in 300 dollars to help him. He later said he was entitled to more and he’d go to proper channels to get what he deserved. I then typed a statement saying we both settled on a one time 500 dollar settle with no other legal claims needed and both signed off on it and that was that. I’m still new to the game so this was a learning experience. People suck sometimes
You forgot to mention the part where if you’re running Airbnb you get to be greedy like everyone else and charge $300 a night for a dump and then make people realize that they’d rather go to a hotel. 😂
3 is best, pay rent on time, never has any broken stuff, take care of the place for me as if its their own, doesn't bother you at all, what more can I ask
#4 Lease option tenant or rent to own. collect an non refundable down payment...also you collect rent ...and you can sell your property. Either way you keep the option fee.
Long term w property management in order to keep eyes on your investment; that can be the property owner or a company. Point is, be present as an Owner/Agent.
I disagree with rentals incurring more wear and tear than long term. No short-term rental people barely touch the property completely so I find that there’s less issues. Over 400 properties on boarded and over two years I see less wear and tear than I do on a traditional LTR

Hotels are far better option cheaper and you can factor in the free breakfast for a win.
Short term is a big headache, I did it for years. But now I’m doing long term is easy passive income no headaches

We need a replacement for what airBnB used to be before they legislate the option away...
There's a lot of headache renting to tenants. people do not treat your place well. They destroy stuff. you also have to constantly fix things.
That's our business cost. You can't expect to make money without paying any effort/cost.
