Great video Tim. Now do that same maintenance on a rooftop with 30 units and only 8 hours to complete it.
Tim here does a fine job at this maintenance but in the real world the competition is lite bidding maintenance and they are not being completed correctly. I suggest to property management and building owners not to just go with the lowest bidder, you might not get the service promised or what you need.

I agree, working for an hvac company myself the quoted time to do this sort of maintenance doesn't allow for the time spent to do all those tests, we usually change filters/belts check cooling/heating operation, contactors, economizer operation and a visual inspection on most everything else. and even then sometimes that's a stretch to get done if you have many units on the same job
What would be an estimated cost to do a maintenance like this?? Thank you

Videos are for ideal situations and the real world isn't always like that, especially when dealing with commercial or large residential (apartment complexes, hotels etc) structures.

Any advice on cleaning the LOWER units? (i.e. the bottom side inside the buildings that people can see when looking up) - In an area where Dust and Pollen are very heavy and the lower units interiors and exteriors develop a nasty and gross black & greenish sticky sludge. The exterior of the units are somewhat easy to clean but what about the INSIDE of these lower units? Any hints?
Please remember lock out tag out of disconnect.
Especially if the tagged location would be anywhere not exactly where you will be working. Unplugging at the device isn't always feasible/available. Now to hunt down a similar video for RV-style rooftop units.
