Totally agree Ranjan, landlords should at least have the same rights of repossession as the mortgage companies. What would happen to the tenant if your mortgage company repossessed your property "Before" you could evict your tenant? The onus is then on the mortgage company i suppose? They won't like that! I will sell if the process goes against me once. My logic is that if it can be unfair once, then it will continue to happen. I'm 60, I wanted the income for my pension and my kids, but it's obviously an unfair rental world and time to move on.

What is far better is to ask for 'first and last month's rent' or in this case 'first and last 3 months'. Although they could give notice, use the prepaid last months, and then not move out..

About time the pendulum swung in favour of the tenant. Land lords have been getting away with charging extortionate rent for substandard accommodation for far too long. Landlords should not be aloud to charge more than the social housing rents in any given area . Extortionate landlords have only themselves to blame. And if they sell up great. The more exploitative landlords who are taken out of the market the better.
How short sighted of you. Less landlords means your rent will go through the roof and you will end up queuing for social housing, of which there already is none. You better get your tent ready.
