Love my Perry Home! Hated the 50+ warranty requests in the first 6 months. BUT…Perry Homes *DID* live up to their word and fixed it all. Now just waiting for the paint touch-ups now that everything else is done. Several things mentioned (tile, grout, cabinets, nails in fence, dead grass, rough textured walls, tubs, showers, etc) were also fixed at our home. No home is perfect. It’s how they respond to the warranty requests that makes the difference. And I’m so glad we have the two year warranty. And yes, we had an inspection. Twice.
The tile work had tile edges exposed and in 2024 it’s unacceptable to use silicone caulking to cover that. Quality builders use edging or bullnose tiles at the edges. Way too picky on the brick, and the post on the deck has checking, totally normal, not unacceptable. Builders know things that agents don’t always know.
I have a Perry Home. It was mixed, I love the home overall but that definitely shift the onus on the warranty people to finish your home. It's probably 85 to 90 percent complete at the closing time in reality with all repairs we had to bring them back for. The Warranty team is responsive but you got to stay on them to make sure stuff gets done. At closing we had beer bottle in the attic and found several in the walls. Our garage stairs looked like a kindergarten class put it together and our attic stairs were not fitting appropriately and began to split. We had a rattling behind the wall with wind that needed to be opened and repaired. It took about a good 9 months to have the repairs done behind our schedule but overall it is a beautiful home. Id say compared to DR Horton these guys are amazing. Id say be tough but willing to work with them and try to get as much repairs done before closing as possible. That will motivate them because the warranty repairs lag. Don't be afraid to call the bluff of not closing, they do not want to be taken to court and if they think you have money to sue they will follow through. 😅
19:28 Texture imperfections are not important to me. What i really dislike is when the lazy painters just paint over the door hinges. I had them replace all of them. As far as the wood posts go. Just use wood putty to fill in the gaps, then stain or paint them.
Never buy a home when the house market is booming, if you do your house will look like this. The same thing happened back in 2006, 2007 and 2008 houses booming.
caulk and grout settlement indicates that this house has been siting for some time. How long was it from the time this work was originally done to when you walked through? Also, the average home buyer will not / cannot get a home builder to reconcile these issues while holding up a closing. The builder would let the contract cancel, fix a few of the obvious issues, and re-list it
I agree 100%. Pick the battles or find a better builder. Also, as much as it sucks it still remains true you get what you pay for. These builders use cheap labor.
They couldn't even use Schluter aluminum trim between the tile and sheetrock? Our builder uses it on any transition and outside corners on the bathroom tile work.
I work for a big builder in Texas. Certain builders will have a better quality product in the end. Unfortunately, just be happy with a decent build in the end. We build these homes in 3 months now and quality lacks most definitely.
Im neither a builder nor a realtor, but this guy is over-the-top. 90% of the problems he's pointing out are null & void. This dude has been a tattletale all his life.
You should become a home inspector. I would definitely hire you! The people hating on you are probably the ones that do this type of shitty job! Not unreasonable to expect QUALITY work when you’re paying a premium price for these home from a REPUTABLE builder. Perry really needs to up their game if they want to save their reputation!
I never comment on video's, but this one got to me. You said it yourself, "I'm not an inspector", so quit acting like one. Texture will not match throughout the entirety of a home. It will vary throughout depending the air pressure, the installer, the humidity, and so on. No builder will redo the amount of texture issues you describe. The treated pine posts on the railing are not broken. The "cracks" you see, are the wood grain separating from when the post dries out after the chemical treatment it goes through to prevent rot. It is natural and you will find that on almost every post on every rail or fence. Some items you show are legit, but most are ridiculous. You will be giving your clients unrealistic expectations. Leave the inspection to the professional. A reputable builder will address and fix actual problems. You don't get everything want just because you complain and pretend to know what your talking about.
I think it all depends on your project manager. I had a bad experience with StyleCraft builders because the construction manager did not fix anything from the initial to final inspection report. When I went with Perry Homes, the project manager went over the inspection report with me detail by detail and fixed all of the issues on the report. We did a follow up after they fixed every issue on the inspection report. They had to move the closing date further out before I signed for the house to fix everything. Even after purchasing the home, they are great with warranty repairs and they will even fix repairs that are not technically covered on your warranty if you bring the issue to their concern.
Although PERRY fixes issues. They have an attitude problem they need to fix. When you start calling them out, they get hostile and even talk back. Very unprofessional. Like that red head guy that always wore mexican face covers. He drives a white 4 door truck. He worked in the westpointe neighborhood then they had him reassigned somewhere else because he couldnt contain his emotions. He is a POS. Do NOT deal with these kinda of PERRY workers. Do not be flexible towards their immature attitudes. Keep on pushing all their mistakes on them, make sure they fix all the small items too. Get an inspector. TELL THEM- I AM The HOME OWNER AND BUYER- FIX THE MISTAKES! Don't meet in the middle for their mistakes. Make sure its 100% finished not half a$$! Do not accept it ! make them redo the work if not acceptable ! Do not trust the PERRY homes these days.
Wow since you are an expert on all aspects of home building you should make another video repairing all of it yourself to show the builder and the actual professionals how it's done
your so worried about texture, you missed some REAL issues. door that was too high, look were the trim and jam hits the floor, then the tile grout around the tub, it has completely separated in the gout line, and the edge under the tile. the bad drywall corners I agree with, but 99% of the "texture problems" I think you are being way over the top.
Wow cracked treated post😂😂 and those awful cracks in the brick😂😂😂 and the mechanical applied texture isn’t perfect that’s why it’s not level 5!?!? And the brick expansion joint is perfectly normal most are an inch.
The builder will just sell it to someone else. The buyer has very little protection and sometimes don't have much of a choice other than to close and cross their fingers.
I mean it depends on the community. Some are desperate to sell because it's still early in development and they will make many concessions to get houses off the market
Hello we just watched your Perry Homes Inspection. Excellent observation of construction defects. We are closing on a home in Richmond, Texas next month in August 2024. Anyone you know you would recommend us to hire to inspect the property for a fee before we close. It happens to be a Perry Home as well. Would appreciate your feedback. Thanks, Art
It's obvious that this home hasn't had a final paint, or punch. It would be a shame if your new this and acted like this was a finished product just for clicks.

That builder company isn’t fixing ninety percent of that texture, it would look worse if they did.

Textured walls are a waste of time and just lame like popcorn ceilings.
I wish you were in north Texas!
I’m sure I can find you a great agent ☺️

Damn.... but on another thought it might be worth using QR stickers with a note app to share the problem with each problem area.
Im neither a builder nor a realtor, but this guy is over-the-top. 90% of the problems he's pointing out are null & void. This dude has been a tattletale all his life.
The buyer didn't have a home inspection?
This was after the home inspection 🤯

I wish you had shown any structural call outs. Did this house have no issues in the attic, insulation, roof, or window frames?

Thank you…. He wanna see real problems buy my half million dollar home from the 1980’s 😂😂😂. I’ve got real problems.
For the price they’re asking for this homes, the quality should be there!
Wow. We are about to engage Perry Homes in the Austin area for a new build. I now see I need someone of your skill level.

The best homes to buy are those built prior to 2001.
I agree and disagree 😊
So true. The structural materials and build quality were much better back then.

$500,000 is over the top, so I think this is on par for inflated home price.

This is an awesome video! thanks for making this video and keep more vids coming!
never buy a newly built home in texas. never
or arizona and las vegas
Why would a builder waste their time with doing such a shitty job like this? I thought reputation was everything being a builder?
Whos the inspector???
20 minutes of texture. This video sucks
