  • Depending where you live in The Villages, your taxes may be drastically more expensive. For this reason I wanted to make a video to help people understand how they can know what taxes are in different areas.     Where is the discussion for where the money goes? What county services are provided to Villagers? What amounts go to the state? Who has their hand in the cookie jar? Are retirees with no kids getting hosed with high taxes and bond payments that pay for county infrastructure?

    It's about time someone put together the quick reference tax chart. I did the same thing when shopping for a home and considering cost of living in the different areas. You may want to consider putting your info on the chart and making it downloadable from your web site. Maybe add a column for $400k pricing.

    Great video! I'll be looking in The Villages in two years and follow it closely. I like homes between Lake Sumter Landing and Spanish Springs. I know some of those are Lake County and others Sumter. Would all the Lake County homes be listed with Lady Lake as the city (while looking at the address in Zillow), while the others in Sumter say The Villages as the city. Or is there some overlap? I definitely want to stay in the cheapest tax rate if possible. Thanks!

      Up by Spanish springs there is a little overlap. If you scroll to the bottom of a listing on Zillow it will say lake county or Sumter county. 👍🏻👍🏻

    You were talking about the price of these homes and the corresponding taxes, just realize that I live in Sumter County and the purchase prise of my home was $386,900 and my taxable value is $270,970 or approximately $116,000 less than the purchase price. Also, this does include the Homestead Exemption.

      Also, not all Amenity Fees are $195, my fee just was raised to $182.43 from $176.40 last year!

      Hey Bob, there are a lot of factors that could affect your taxable value depending on exemptions, portability, save our homes act, etc. As for the amenity fee, everyone who buys a home now will pay $195 but if you bought here when the amenity fee was lower it will gradually go up according to the CPI according to the finance department of The Villages.

    Hi thank you so much for this valuable info. I went to Sumter County tax estimator and seems like taxes should be calculated a little less than 1% of the purchase price. My question is, do I add the fire, bond, etc. to that result?

      Hello, yes you would have to add any non Ad-valorem taxes(bond assessment, maintenance assessment and fire assessment) to what the tax estimator provides.

    Great graphic. I thought Lake County was more expensive than Marion. Marion was 15. Something and lake was 16.something. did Marion go up?

      Hey Mindy! All of these numbers were pulled directly from the tax estimators on the county website. After I saw your comment I double checked them and they are correct unless the tax estimators on the county websites are not updated properly.

    Do the estimator websites include the bonds or just the taxes?

      Just taxes. If you want bond information about a specific property I would suggest asking a realtor or call the finance department of the villages and give them the address.
