    How do you search the MLS for subject-to/seller finance? I don't see that filter or even a search bar.

    Have a question! I get that the creative financing part can help the sellers of these apartment complexes save on taxes by not getting a large lump sum of money. But what benefit does the apartment complex owner get by selling? If they are making 50k a month off of it then why sell it? That’s what I’m not understanding. I’ve got a local apartment complex that is thinking about wanting to sell but how do I present benefits for them if they get 0% down? Is it just the fact that they get more over the long term from their property than if they were to list it on the market?

    Fan of Robuilt. To each his own, and "my own" is I had to shut this down after a few minutes based on the guest's initial body language and self congratulations. I don't learn well from people who make grand claims. Even if what they say is true.

    Am I hearing this right? Buy in a bad market with an overinflated purchase price, but I’ll be able to cash flow because the rental market for the deal won’t change even if broader market conditions do?

    why dont we ask real people who dealt with pace and prime corp, etc? its great to praise each other on yt videos, but when pace says 'he is getting 3%, 2%, 4% loans' what he means is ppl bring him deals and he pays them. isnt that how you got your 3% house? no offense or anything ,good job, but was it actually you who went online and called the seller and negotiated the deal or you got lucky?

      Who cares? Rob and Pace have networks of hundreds of thousands of people that will bring deals to them. If you want to "get lucky", start a youtube channel or podcast and grind it out for 5+ years to gain a following of people that trust your judgement and will bring you deals.

      Dude, he had to grind to get to where he's at today. He built his skill set from the ground up.... if you want to hear him talking to sellers there's tons of videos on his channel. I believe pace definitely put in the work to get to where he's at today. He built a network, a community, that wasn't a result of luck alone but definitive action that he took. This is so silly to think that he just woke up one day with hundreds of followers and people bringing him deals.

      Pace didn't get lucky. You should here about his life story where he contemplated going into bankruptcy 5 years ago. This guy doesn't get lucky. He's such an incredible go-giver that people want to bring him deals because he's 1) reputable 2) trustworthy 3) easy to work with 4) and the amount of value the he provides to others comes back to him 100x. Haters always gonna hate.
