Suggestion lang poh Sir JM (kapareho pa tayo ng nickname hahaha) don't place anything under the wall mounted ACU sa salas kasi it would be a hassle during cleaning and just incase bumara yung drainage ng ACU is baka matuluan ng tubig. Tips: Every time magpapalinis ka ng ACU ay magrequest ka din na ipa vacuum yung mismong drainage pipe ng ACU para iwas clog na mag reresult na tutulo yung tubig sa may outlet ng halamig na hangin.. you may also ask sa mga ACU maintenance services kung may fluid vacuum sila =)... for reference is Facilities Engineer poh ako =)
I agree. I had this problem with my AC where the drain line got clogged with a jelly-like substance. The drain pan overflowed and water drained on the walls and floor.
I suggest a very big tv on the wall at the family room, kung pwede 55 inch tv, depends on the wall measurements. Sa stairs wall naman you can put your travel photos in different frame sizes, ayusin lang para maganda ang presentation sa wall, kung baga that wall will tell the story of your travels. Congratulations. What a beautiful home. May I kindly suggest? When you enter your home you have a coffee table close to the entrance.. if you may like try to put the table parallel to the sofa. That way the flow when you enter is not obstructed by the table. It can also serve as a place when seated watching TV. You can place your coffee or food as you desire. I wasn't sure if that's your purpose but I also thought because you have your nephew the space in front of the sofa will be a running apace for him as he runs or play. Just a simple suggestion. First of all Congratulations on your new home! Might I add some suggestions? Dining area: a big mirror would make the room appear bigger. You can also place a table runner & a center piece on the dining table, for ex: a clear vase with flowers. Kitchen -Service Area: if not a sliding door, maybe a door with half of which is glass so that you can still see the other side which would not make it appear so closed given the space. Stairs: a big window on the top part. It would add more light into your home Family Room: if not a big tv, maybe a projector would be nicer. But I would think you would like a tv better so that you can also play karaoke for your BBQ & drinks with the cousins. You might also want to consider buying foldable clothesline, you can put it wherever you want & store it easily when not used. Kudos on a job well done.
In addition, you might also want to reconsider changing the location of the washing machine to the happy kitchen. It would be closer to the lanai which would make it easier to hang clothes since it’s already outside. In its place in the service area, you could have a pantry built instead.

The family room can be a reading nook or home library especially if you have a collection of books. You can put a bookshelf in the corner and/or use a hanging bookshelf to save space. Ang nice dyan to read kase may fresh air and nice view 🥰 A sound system will also be a nice touch as an entertainment room especially if you foresee your samgyup parties sa balcony 😄Congrats JM! First of all Congratulations on your new home! Might I add some suggestions? Dining area: a big mirror would make the room appear bigger. You can also place a table runner & a center piece on the dining table, for ex: a clear vase with flowers. Kitchen -Service Area: if not a sliding door, maybe a door with half of which is glass so that you can still see the other side which would not make it appear so closed given the space. Stairs: a big window on the top part. It would add more light into your home Family Room: if not a big tv, maybe a projector would be nicer. But I would think you would like a tv better so that you can also play karaoke for your BBQ & drinks with the cousins. You might also want to consider buying foldable clothesline, you can put it wherever you want & store it easily when not used. Kudos on a job well done.
In addition, you might also want to reconsider changing the location of the washing machine to the happy kitchen. It would be closer to the lanai which would make it easier to hang clothes since it’s already outside. In its place in the service area, you could have a pantry built instead.
Yung plants will not thrive without sunlight. Rosemary needs direct sunlight, the calatheas need bright indirect sunlight (maybe sa garage).
Congrats JM, same sa concern ng iba, hindi po ideal.ang grills. Always think of emergency, mag mga possible exits na wlang harang.
