      Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are alot of wealth transfer in this downtime if you know where to look.

      The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment.

    yet another useful video. Thank you . imo, if you take into account the tax benefits from mortgage interest rates, depreciation etc, the yield we receive in Germany on a long term is about 6-7 % . And the sale of the property after 10 years is tax free, which you may not get if you are a resident of Germany and buy the property else where. Let me know if you agree or not .

      Of course. I do not think Germany is such a bad option especially because of the tax free sale - but if you want to do it on a bigger scale, you should know that you can only sell 3 houses tax free every 10 years.

      @@Brandevise thats not right. After 10+ years you can sell as many houses tax free as you want. Before the 10 years you have to be careful and may be limited to 3.

    Love the video. It really depends. I bought lots of flats in Germany. BIG advantage of DE is getting a fixed interest rate for 10-15 years, as you don't want to use your own money to invest (or as little as possible) especially for fixed term interests of 1.5% for 15 y.
    One is the cashflow/yield another is the capital growth... I've got 50% capital growth in A cities in Germany. If you rent your apartments furnished, you lower the tenant rights, hence its a good balance...but you need lots of money to buy prime property in DE.

      not to mention rents in Germany are increasing substantially...so if u invested 5 y ago (not now) you see great yields, in-line with upper top in europe,

    In Germany is good to buy a house just to live in it. Not to rent it. For a rental business, big citys from Romania (Bucharest, Cluj Napoca, Constanta) are good. Nice video Barath!

      If you buy a house in DE for 500k (rather cheap in A city) you def want to give it for rent as you get so much tax benefits, I'll never buy a house for myself...just tax inefficient, unless you want to have that lifestyle...but that isn't a financial question anymore.

    Why don't you consider commercial real estate as well? And are you going to diversify your real estate investments somehow?

      Hi Yuliya,
      Great question! The properties I found so far were unfortunatelly much more expensive for commercial real estate - that means when I want to liquidate them, it is also going to be more expensive. I simply did not take it seriously so far because of that. I might rather think about buying properties in other countries - Denmark will be our 10th property (was also our first). I am also really considering Thailand and Turkey - but because these are generally very touristy - the chances that you get massively scammed are very high.

    Curious, why decide to buy a property in Denmark? Strongly Pro-Tenant, Pretty low yield and a high price to rent ratio :)

    You talk about moving to a country where you are treated best, but the controversy is that having real estate makes it more difficult. Local situation is more likely to change not in your favor than global one. And global change is for every one so you cant escape it, but a local one affects only locals.

    Mortgage interest rate in Romania sits near 8% at the moment. If one comes with enough money then buying outright works quite well. Until then I’ll trickle money into the stock market 💪🤙
