Please observe real estate in other cities like Bangalore, Hyderabad and Gurgaon etc. wherever employment opportunities are there, land rates will increase definitely. That’s why I suggested places near Gannavaram at around Rs15k

But in the name of capital/development or IT park at Gannavaram etc., investing in Real Estate to be thoroughly assessed taking the logics/reasons mentioned by you. Gannavaram IT Park was in news since 2014 or 2015. We are now in 2025 from tomorrow. How any one can believe about IT Park. Everybody express that media/press is biased or corrupted.
