I always think about how major changes such as this one are going to impact resale. A duplex is not going to appeal to the traditional home buyer. On the other hand, a well-designed and properly-permitted duplex can command a higher price than a comparable single-family home, especially in areas with high demand for rental housing. We are here for the journey and wishing you well as you make these decisions. PS I do love that it would allow more time with Papa and Mama Janse. Having the relationship you have with your parents is a blessing.
Please hire a professional to end your rat problem before you and/or your dog gets sick from them or your home gets destroyed. Once the professional gets rid of them you need professional handyman to close off all locations they are entering at right away. If you leave it even 1 hour theyll get back in. Also keep in mind they chew on wires which is a fire hazzard.

It is a rare but deadly disease that can spread through contact with infected rodents or their droppings, urine, saliva, etc. In California, the deer mouse is the primary carrier of hantavirus. Deer mice are grey to brown on top and white underneath. And love the duplex idea! Looks like it requires minimal impact and easy enough to revert back.
It’s never all of them. Unless you have it professionally handled and or you figure out where they are getting in and seal it up…they are still there. There is never just 4-5. It’s a dozen or more and they will bring all their buddies.

I wish you well with everything honestly but just thought I'd pop in an alternative perspective on the duplex. It's quite a change to the home that you'll then have to change back when you have kiddos. Not saying you haven't, but definitely think long term like 5 - 10 years in advance. Do you want another entrance to your home directly to the kids area or not, do you want to redo a kitchen situation again or not, how would you prefer to spend the money it would take for a duplex? I live away from my parents and do miss them so can understand the want, but anywho just offering a different perspective.
I was just thinking the same thing ur making pretty big changes to something you have admitted it quite temporary and then they move into the ADU and now your left with a disjointed house that will need to again be massively changed to have kids and yes access to the kids from outside is a major scary thing
@michel janse my dad owned a pest control for most of my life. If you have rodents, not only do you have to trap them, but you also have to have an inspection to see where they are coming in. They can squeeze through a hole the size of a quarter. If their nose fits, they can squeeze their body through. You also have to make sure that there isn’t any brush around the property, like berry bramble, ivy etc, outside because they live in that. In addition make sure there isn’t any pet food that isn’t in heavy plastic containers with lids, they also love that. It’s a frustrating process but can be done.
I’m also thinking with Jordy’s studio in the garage wouldn’t they be able to hear that up there? Or parties since she’s always hosting there are truly so many things honestly too many things that go against turning the upstairs into a separate space most of which is how incredibly temporary this situation is I kno 2 or 3 yrs seems like a lot but to turn the upstairs completely all around for such a short time seems like an egregious waste of time and money seeing as it will later be for kids

Mice! - Have you stuffed steel wool around all your pipes coming into the house? (Under kitchen sink and all bathrooms?). This has stopped them in every house I've owned. They generally run in along the gap between the pipe and the cutout of the cabinet. Also any gaps into the garage (around seal) need to be stuffed with steel wool and refreshed yearly - stand in space with lights off and look for light. Also any gaps between front/porch door into house if the bottom seal is damaged...
As a fellow autoimmune girlie, I have a sauna and I love it. You have to go very low and slow with it though. If you turn the heat up too fast and use it for too long, it’s like “kicking dust up at a construction site” and you’ll feel way worse. Start with only 10 mins and use a binder to mop up any toxins you kick up. Just my experience and two cents to share!
I grew up in Newport Beach. I’ve been in many duplexes. Please don’t do this. Converting this home into a duplex will be a nightmare. And when you have children you will want to change it back. Which will be a nightmare. I understand permits in orange country are insane & take forever. I would not do this. It’s best to buy a property that already is a duplex. You can find many in San Clemente & Balboa Peninsula in Newport Beach.
Indoor outdoor living is cute but mice don’t need to find a way in when you have the window above the sink and sliding doors by the swing that are wide open. Not to mention the converted garage … going in and out of there for laundry, studio, etc. Will be tough to keep the house free unless you get a cat or two. 😅😢
Why can’t your parents just stay in your spare bedroom? Seems so extreme to turn the upstairs into a mini apartment just for them…so much money into something you would have to change…don’t feel you have to do it just to please other people xox

Please research to make sure. I looked into this over 35 years ago and I’m foggy on it now. But I believe it is UVB light (not UVA) that is beneficial for lupus. BTW, open fluorescent lights are bad for lupus. Those with a cover are ok.
Spiral staircases are definitely space-saving. just make sure it’s installed well & not wobbly. They can be pretty narrow and tricky to carry things like groceries, etc, up them, so may possibly want to check with your architect if there are maybe other options that would be easier to carry groceries and things up it like laundry. have to be super careful about the slip factor if it’s hazy or rainy there so definitely check about traction for up/down those stairs. would recommend seeing if you are going to do the plumbing anyway, about installing plumbing for laundry and dishwasher, even if small/apartment-sized, since that will likely matter for resale later or if you have a tenant in there. can younot make it an official separated space for now, or will you have to get a second mailing address if you turn it into an official unit? would also recommend trying to install a full-sized (or at least apartment-sized) range and oven for a future tenant to be able to use, along with a full-sized (or at least apartment-sized fridge and freezer). may want to check about that, but there are habitat for humanity resale stores that sell 2nd hand appliances for a steep discount would recommend checking out. thinking about what kind of future tenant might want to live in that space is important if you don’t think you’ll be there 5 years from now. even if a future buyer wants to turn that into an airbnb or vrbo or something, thinking about what kind of access/amenities they’d want is key. like, can they move a mattress and bedframe and sofa up a spiral staircase or will that be a deal-breaker for a potential renter? if it’s for a family with kids, would they want to go up a spiral staircase with little ones where the space between stairs and railing is open? if someone needed crutches, a walker or wheelchair, would that unit suddenly become inaccessible to them if they want to age in place? could they carry heavy suitcases up/down a spiral staircase? things to consider. as someone who lived in a multi-family walkup on the top floor that didn’t not have an elevator, quickly realized grocery shopping, laundry, food delivery, taking out the trash/recycling, not being able to buzz someone in like the mail delivery person, or getting suitcases up/down before/after a trip (even a roadtrip) was exhausting and rarely/infrequently did I try to make those trips. Once I was in for the night, I was in for the night. trying to hop upstairs with crutches and physical help from others, the experience quickly underscored I did not want to live in a similar setup if possible for future homes. you can skimp on design elements and aesthetics if needed, but I wouldn’t skimp on actual appliance functions if you think in anyway a future buyer might want to rent out to a tenant or short-term rentals (full or apartment-sized fridge, freezer, stove, oven, laundry, dishwasher, microwave, deep-enough sink to wash pots/pans, dish dispoal). also check with electrician about adding safety elements like automatic stove shut-off if left unattended (a reason why I personally wouldn’t recommend a gas range for an adu, especially one you’re abutting if you can’t check to make sure they’re shut off when unattended). with the pool and a separate staircase, you may need additional fencing depending on where you’re located since there are often rules about pools, kids, fencing, and stairs. If you need to build a fenced-off area from the stairs away from the pool, you may already just need to construct a longer, more traditional staircase over to your side yard or else directly to the garage door for egress that’s physically separate from the pool, so you probabky want to price that out. If you do build a more traditional staircase, you likely want to look into composite decking or something all-weather with traction that will hold up better to the elements. If you have settling at all related to your retaining wall, or earthquake considerations, want to be mindful about decking/staircase shifting over time since settling can sometimes occur relatively rapidly with signficant construction or structural changes. make sure you get to root of the mice/rat problem asap. we had a wall fire almost start years ago that luckily someone saw the smoke happening before it got bad and were able to stop it, because mice had chewed threw the wall wiring where the thermostat was. they can chew through plastic. be really careful. don’t recommend sinking a lot of money into all of this potential construction without getting the rodent problem fully fixed first and figuring out about potential fire hazards.
you also want to check on adding separate metered utilitiesif you think a future buyer would want to rent the space out to a long-term tenant. and a separate circuit breaker/panel box that they can switch on/off within the unit. if air conditioning is something that a future tenant may want, you want to make sure you have the right hookups and circuitbreaker, inside the unit, so that circuits won’t be overloaded/fire hazard if cooking using all appliances, incliding microwave, fridge hair dryer, exhaust fan from shower, a tv, internet router, a computer, all at once. that’s often a problem in older homes in the northeast where tenants often have to go to basements to try to reset power &/or not plug/run multiple things at once, but also with places where the electrical panel and hookups weren’t designed for multiple things drawing power at once. I think in southern CA, if you build slightly under 500 sq ft., you don’t have to do the solar panels, and I feel like your design plans were for just over 500 sq ft and meant to write you about that. Shelby Church had a video a couple months back where she made a video on a woman in SoCal who purposely made her ADU just under 500 sq. ft. specifically for that reason. Her architect did a really great job creating a full apt. that functioned like a very spacious 1 bed but was thoughtfully designed like a studio, and it renteded well as income property. I think she paid off the entire thing within a couple of years and it was pricey. Would HIGHLY RECOMMEND watching that video and reaching out to the woman she interviewed if you have questions. it was a ranch style, and intentionally did NOT have a deck so that it wouldn’t count with the square footage requirement, which also affects property taxes and assessments.

I wonder if you'd consider closing the staircase off and then creating like a landing area right at the front entrance so both you and your parents use the same external door to enter the landing space and then there'll be 2 doors on the inside, one on the left that you open and then one straight ahead that your parents use to get to the stairs and up to the unit. 😅 i hope I'm making sense here 😅

We had a rodent issue. We had an open hole for plumbing that was right next to our garbage can under the sink and a rat chewed the opening bigger and kept coming in! An exterminator came in and actually plugged the hole with *copper mesh* he said he doesn't know why but mice and rats will not go near it or chew through it. And he was right! We never had another issue after that! So you may want to try getting some copper mesh and filling any open holes in the house 😊

I love that you are still considering how to make your original goal happen. The opportunity to make it work for all of you is still there and you can envision it. Its fine as long as you have a "main access", but consider how "that favorite piece of furniture", or that "must have bedframe" will get upstairs (and through the threshold of the soundproof door). Hi Michel, I usually don't comment, but just wanted to say, maybe you could find another place for the gallery wall. It is a pain to dust and clean, hard to switch out pieces to new ones and when something would to happen and some art (with glass) would fall down, it will go everywere. Maybe opt for a smaller gallery place. I am sure you'll find a little spot for that elsewere in the house. Just my two cents. I really enjoy watching your videos!

Ugh, mice! I have one in the garage that jumps in front of the ring camera and I get an alert that a person was detected in the garage, where no person should be. I hope you find a solution. I would not be happy if I found evidence that they were inside.

They will find every entry point outside the house and inside.We live in Michigan in the country with a lot of corn fields. So it is an ongoing job. They are great people!!!!!!!!!!

I was impressed with you sitting in your closet because any time I saw a mouse, floortime was over. I once bought an RV and after winter I was SURE there were going to be mice so I bought 2 dozen traps, put peanut butter on them, lined them on the perimeter of the inside of the RV, 3 days later no mice…10 days later - no mice. THERE WAS NO MICE and no droppings. Too funny (but in a really good way)!
Hi Michel! Pepperimnt soaked cotton balls any where they are. It does work. Lavender works great for pest. Rosemary and Bay leaves also work. Good luck Cinnamon good for crawling critters.
I have to disagree with you that every house has mice. I have never seen evidence of mice in my former home of 13 years or my current home of 3 years. I think older homes are much more vulnerable because of gaps, cracks, and other tiny openings. I am always on the hunt for any evidence of them, but none so far. Knock on wood!!!

I agree. It seems that they rushed into a money pit. At this point it might be best to cut their losses and start over.
But they also bought it when the ADU was adding value, and now that it’s had to be knocked down they may not get that value back if they try to sell!

They can be pretty narrow and tricky to carry things like groceries, etc, up them, so may possibly want to check with your architect if there are maybe other options that would be easier to carry groceries and things up it like laundry. have to be super careful about the slip factor if it’s hazy or rainy there so definitely check about traction for up/down those stairs. would recommend seeing if you are going to do the plumbing anyway, about installing plumbing for laundry and dishwasher, even if small/apartment-sized, since that will likely matter for resale later or if you have a tenant in there. can younot make it an official separated space for now, or will you have to get a second mailing address if you turn it into an official unit? would also recommend trying to install a full-sized (or at least apartment-sized) range and oven for a future tenant to be able to use, along with a full-sized (or at least apartment-sized fridge and freezer). may want to check about that, but there are habitat for humanity resale stores that sell 2nd hand appliances for a steep discount would recommend checking out. thinking about what kind of future tenant might want to live in that space is important if you don’t think you’ll be there 5 years from now. even if a future buyer wants to turn that into an airbnb or vrbo or something, thinking about what kind of access/amenities they’d want is key. like, can they move a mattress and bedframe and sofa up a spiral staircase or will that be a deal-breaker for a potential renter? if it’s for a family with kids, would they want to go up a spiral staircase with little ones where the space between stairs and railing is open? if someone needed crutches, a walker or wheelchair, would that unit suddenly become inaccessible to them if they want to age in place? could they carry heavy suitcases up/down a spiral staircase? things to consider. as someone who lived in a multi-family walkup on the top floor that didn’t not have an elevator, quickly realized grocery shopping, laundry, food delivery, taking out the trash/recycling, not being able to buzz someone in like the mail delivery person, or getting suitcases up/down before/after a trip (even a roadtrip) was exhausting and rarely/infrequently did I try to make those trips. Once I was in for the night, I was in for the night. trying to hop upstairs with crutches and physical help from others, the experience quickly underscored I did not want to live in a similar setup if possible for future homes. you can skimp on design elements and aesthetics if needed, but I wouldn’t skimp on actual appliance functions if you think in anyway a future buyer might want to rent out to a tenant or short-term rentals (full or apartment-sized fridge, freezer, stove, oven, laundry, dishwasher, microwave, deep-enough sink to wash pots/pans, dish dispoal). also check with electrician about adding safety elements like automatic stove shut-off if left unattended (a reason why I personally wouldn’t recommend a gas range for an adu, especially one you’re abutting if you can’t check to make sure they’re shut off when unattended). with the pool and a separate staircase, you may need additional fencing depending on where you’re located since there are often rules about pools, kids, fencing, and stairs. If you need to build a fenced-off area from the stairs away from the pool, you may already just need to construct a longer, more traditional staircase over to your side yard or else directly to the garage door for egress that’s physically separate from the pool, so you probabky want to price that out. If you do build a more traditional staircase, you likely want to look into composite decking or something all-weather with traction that will hold up better to the elements. If you have settling at all related to your retaining wall, or earthquake considerations, want to be mindful about decking/staircase shifting over time since settling can sometimes occur relatively rapidly with signficant construction or structural changes. make sure you get to root of the mice/rat problem asap. we had a wall fire almost start years ago that luckily someone saw the smoke happening before it got bad and were able to stop it, because mice had chewed threw the wall wiring where the thermostat was. they can chew through plastic. be really careful. don’t recommend sinking a lot of money into all of this potential construction without getting the rodent problem fully fixed first and figuring out about potential fire hazards.
you also want to check on adding separate metered utilitiesif you think a future buyer would want to rent the space out to a long-term tenant. and a separate circuit breaker/panel box that they can switch on/off within the unit. if air conditioning is something that a future tenant may want, you want to make sure you have the right hookups and circuitbreaker, inside the unit, so that circuits won’t be overloaded/fire hazard if cooking using all appliances, incliding microwave, fridge hair dryer, exhaust fan from shower, a tv, internet router, a computer, all at once. that’s often a problem in older homes in the northeast where tenants often have to go to basements to try to reset power &/or not plug/run multiple things at once, but also with places where the electrical panel and hookups weren’t designed for multiple things drawing power at once. I think in southern CA, if you build slightly under 500 sq ft., you don’t have to do the solar panels, and I feel like your design plans were for just over 500 sq ft and meant to write you about that. Shelby Church had a video a couple months back where she made a video on a woman in SoCal who purposely made her ADU just under 500 sq. ft. specifically for that reason. Her architect did a really great job creating a full apt. that functioned like a very spacious 1 bed but was thoughtfully designed like a studio, and it renteded well as income property. I think she paid off the entire thing within a couple of years and it was pricey. Would HIGHLY RECOMMEND watching that video and reaching out to the woman she interviewed if you have questions. it was a ranch style, and intentionally did NOT have a deck so that it wouldn’t count with the square footage requirement, which also affects property taxes and assessments.
I would invest in containers for your pantry items. 😬 mice won’t be able to get into them.
A cat would make quick work of those mice, just saying! Lots of cats out there that need loving homes :3

I wonder if you'd consider closing the staircase off and then creating like a landing area right at the front entrance so both you and your parents use the same external door to enter the landing space and then there'll be 2 doors on the inside, one on the left that you open and then one straight ahead that your parents use to get to the stairs and up to the unit. 😅 i hope I'm making sense here 😅

We had a rodent issue. We had an open hole for plumbing that was right next to our garbage can under the sink and a rat chewed the opening bigger and kept coming in! An exterminator came in and actually plugged the hole with *copper mesh* he said he doesn't know why but mice and rats will not go near it or chew through it. And he was right! We never had another issue after that! So you may want to try getting some copper mesh and filling any open holes in the house 😊

The only thing i have a firm opinion on is a spiral set of stairs. Its fine as long as you have a "main access", but consider how "that favorite piece of furniture", or that "must have bedframe" will get upstairs (and through the threshold of the soundproof door).

Hi Michel, I usually don't comment, but just wanted to say, maybe you could find another place for the gallery wall. It is a pain to dust and clean, hard to switch out pieces to new ones and when something would to happen and some art (with glass) would fall down, it will go everywere. Maybe opt for a smaller gallery place. I am sure you'll find a little spot for that elsewere in the house. Just my two cents. I really enjoy watching your videos!

Ugh, mice! I have one in the garage that jumps in front of the ring camera and I get an alert that a person was detected in the garage, where no person should be. I hope you find a solution. I would not be happy if I found evidence that they were inside.

Michel You have to call Eco Shield Pest solutions!! Get the Exclusion deal and they will be with you until ALL mice are gone. They will find every entry point outside the house and inside.We live in Michigan in the country with a lot of corn fields. So it is an ongoing job. They are great people!!!!!!!!!!

I was impressed with you sitting in your closet because any time I saw a mouse, floortime was over. I once bought an RV and after winter I was SURE there were going to be mice so I bought 2 dozen traps, put peanut butter on them, lined them on the perimeter of the inside of the RV, 3 days later no mice…10 days later - no mice. THERE WAS NO MICE and no droppings. Too funny (but in a really good way)!

Hi Michel! Pepperimnt soaked cotton balls any where they are. It does work. Lavender works great for pest. Rosemary and Bay leaves also work. Good luck Cinnamon good for crawling critters.

I have to disagree with you that every house has mice. I have never seen evidence of mice in my former home of 13 years or my current home of 3 years. I think older homes are much more vulnerable because of gaps, cracks, and other tiny openings. I am always on the hunt for any evidence of them, but none so far. Knock on wood!!!
