    Hi, I'm at a condo complex, and was looking for code on max hot water temp at the faucets in the units. (There have been some problems with the boiler servicing 25 units, and recently the water spiked it has been 157 degrees in my unit and the lower level it is 165. My state adopts IBC - I need to be able to reference this correctly, as they tend to do nothing, and say "what is the requirement." I've asked state health and building depts, and they said to go to local, and local health and building have no answers, the municipal code only has a minimum temp. Someone said look in 412 of IBC and I find your video - really good. But how or what to say as reference.

      Any temperature above 140 F is just dangerous. 120 F is capable of scalding. But temperatures like that are insane.
      Furthermore, high temperatures are very damaging to pipes and fixtures. If I owned the property I would be doing everything possible to minimize the liability risk of burning tenants and as well as trying to reduce wear on the plumbing.
      Ignoring the problem is self defeating.
