    In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living

    The housing crisis is well on its way to consuming all but the wealthiest in the Lower Mainland. The most vulnerable are first, then the middle class. No one seems to care until they are affected…at that point it’s too late….I have lived here for almost 40 years, breaks my heart to see how the LM has devolved.

The government can approve so much housing development that property owners can bleed to death. Rent so cheap that you can't even imagine. But of course they won't do it. Government works for the rich. A lot of the politicians are big time real estate owners.

    I've been homeless for over six years in Kelowna area on and off. As of May 1 I am back on the streets AGAIN. There is NOWHERE to rent there's literally NOWHERE TO LIVE. God help me.

    I was born an raised here. Moved to Toronto for 13 years and recently moved back home. I am planning to go back to Toronto as soon as I’m able, it’s also expensive but not as bad as Vancouver. I saw a 200 sqft micro suite for $1350- no kitchen. What a joke

      In Thailand {pattaya} you can rent a 280 sq ft room with kitchen and washroom for $180 to $250 plus hydo, cable internet etc. Many other SE asia countries are just as cheap. Why do people stay in Canada and freeze and be poor?

    I live in that building featured with the $1000 micro units , its pretty cramped for me ( its like a 10ft x 8ft room) to the point where its kinda unhealthy , lots of mice eat your food and clothes , but they keep the bathrooms pretty clean for the most part. found that some older tenants have different rental rates than newer ones cause you can jack up the rent between tenants.

    People are quick to say “Just move if you can’t afford there” but they don’t realize moving costs significantly especially if moving to another city. And we are talking about the most vulnerable here, who obviously cannot afford that significant cost. Even if they’re interested in moving to another city, they will never be able to save up to do so living like this.
    The city needs to at least provide safe and truly affordable shelter for everyone who needs one, so they can put their life together and start planning and preparing for their future, including moving to another city if they’re interested

      @@shauncameron8390 When you are homeless and own nothing hitch hiking or getting a ride somewhere and then sleeping on the street doesnt cost anything but to move somewhere else , even if you only have a pick up truck load of stuff , having enough to pay moving expenses , first & last , security deposit , hydro deposit , heat deposit plus enough to get by and pay for transportation while looking for a job is impossible to do from this starting point . That is why people remain trapped in addiction and homelessness .

      Maybe I’m ignorant, but if you have enough money to stay in an SRO at min 375$ and in manny cases uphold a drug addiction, how can it be too expensive to buy a bus or train ticket to go somewhere else? Not to be too blaze about it, but you could easily get to Nelson, Abbotsford or so … the main reason people stay in the DTES -in my estimation, is due to potentially being unwilling to treat the root of it all, which is their drug problem.

    In no way am I defending the prices in vancouver but why the heck would you want to live in those conditions downtown when you can move to a suburb area of vancouver for much less than 1300 for a single room. I have a friend who just moved to new west for that same price he has a nice freshly renovated apartment with a balcony next to a park and close to the sky train. Give up the downtown dream.

    As a born and raised Vancouverite looking at people suffering with the high cost of living makes me heart broken. The government is not taking enough action to deal with the high cost of living and housing. It’s time to move out of BC to somewhere much affordable. I’m going to move out of BC to a much cheap affordable place to live in the future.

    Wow didn't know affordable housing was so bad in Vancouver. Here in guelph Ontario you can get affordable housing either in a co op or one of the apartments in the RGI program. These are 1-3 room apartments/homes with about 3600 available units. If your not on (RGI)rent geared to income, they offer these homes for between 600 to 1000. Way better than these Vancouver conditions where you get a single room. Things need to change for the better for sure.

    Canada is a massive country. I am 24 years old and own a 3 bedroom, 2 bathroom house in Saskatchewan. My mortgage is 500$ a month. If you can not afford our major cities then move! It is all about supply and demand. As long as you demand housing just by living in a very popular city or region it will be expensive since landowners know they can make massive profits in equity and rent by not increasing the housing supply, as they know people will continue to flock to these cities.

      Or people should push for cities to change zoning laws, simplify building processes and substantially increase housing supply. And if the private market isn’t willing to jump, the government should. It’s not like they are backing $1.5 trillion dollars of mortgages.

      Add the need for a car and months of high heating costs and you are not much farther ahead. This isn't a viable option for seniors who can't afford a car and who's only family connections and supports will be left behind. Young adults starting out perhaps. And couples or single men. But having tried it myself in much gentler times I wouldn't recommend single women pick up and move to a small community in the prairies or anywhere that's relatively isolated and culturally backward/male dominated.

      affordable homes are not created overnight. affordable homes already exist in the community. it's the same as buying a used car vs an old car. the old car will always be cheaper, the new car will be newer, more luxurious, but more expensive depending on brand and amenities.

    I’m 65+, single, retired. Female. There is nothing affordable to rent. My 3 adult children live in the city, otherwise I’d try and live somewhere else like Mexico. I can’t afford to live in Canada, my life long home.

    Do the SRO's need to be downtown? Could cost options not be generated by varying city locations?
    Complaints on the quality, typically houses or apartments maintain value better when the Owner lives as the are invested in its maintenance. If housing was really cheap there isnt any pride in where tou live - you live there cause theres no choice and no sense of maintenance because its not yours.
    Downtown doesn't not need to be the only location. If you are fighting addiction Downtown where they offer free drugs does not seem to be the best environment.
    Would dispersing the communities looking to get on thoer feet help? Your away from the some of the less productive social norms. You could be part of a neighborhood that takes pride in their community and be influenced by that?
    It doesn't appear we are heading in the right direction even if we supply everyone holmes. Everyone will be sheltered and tucked away but I am not sure the problem is solved.

    and sent off to live in BURNS BOG
    The city of Delta will not be held Accountable shall
    Burns Bog swallow them into the ABYSS
    (As so many people have been JUST TO HAVE A ROOF OVER THEIR HEAD) in the lower mainland

    I just don't understand why someone would be a private slumlord. Just add paint, a washroom and kitchen and charge 2000$ a month rather than 1000$ a month. The moneys not there to rent to people on welfare, why would someone do that?

    Vancouver is so expensive... for my own bachelor in Japan near the beach i pay 160 bucks. Its not worth it... i recommend anyone to move to japan if they get the chance... just not tokyo

      But the ultimate cause of the crisis is the government.
      Thanks to government policy. Be it lax immigration or rent control restricting the landlords' ability to raise the rents accordingly to cover the ever-rising expenses including property tax, maintenance and repair costs and insurance premiums.

    in 10 yrs from now it will cost 6k per month , but thats nothing new , the best thing to do is get van and live in it turn into a rv , it s cheaper and free rent and you save money long ways ....thats only thing you can ever do , because rent is going to sky rocket and nobody can touch these landlords !

    I could care less about those who have middle to high incomes... but it saddens me that those below the poverty line have to pay so much. After saying that, no one is entitled to live in any city... and if you want to stay in Vancouver or a large city in Canada (or the world), yes, it is going to be tough.
    No matter which side you are on, there is no easy solution and no one person, group, etc. is responsible. What will YOU do? I love hearing people moving to live elsewhere so they can match their income/lifestyle to the city that they can AFFORD. Some say they are being forced - sorry, you might feel forced but no gun to your head. In life, you can't have everything so you need to figure out how to make what you have work for you.
    Yes, some are born rich but many were born in poor hardworking families and they are successful today. If they can do it, ANYONE can do it... yes, there are more hurdles perhaps but again, people have done it. If you think you can't, you won't... period.
    Take action. Stop complaining. Yes, fight for what you believe in... but don't act like a victim.

    I live in the USA.
    I recently got accepted into HUD/Housing Authority Public Housing.
    I have 0 income, they know that. They still want me to pay 100 dollars deposit and 50 dollars per month in rent.
    If you go into HUD website, it implies that if you have 0 income, you pay 0 in deposit and rent.
    I emailed them and HUD about it and provided them links to the sections of the website that implies that.
    They both said nope.
    I tries to appeal their decision, they told me that I don't have the right to file for appeal.
    On top of everything else, the last 2 Housing Authorities I stayed at stolen 2 to 3+ thousand dollars between March 2019 to December 2021.
    They refused to do their job.
    The only good thing was I paid 0 in rent.

    No one speaks out for landlords. Property tax and insurance has increased as well as utilities. How can landlords afford not to increase the rent? Repairs and lack of contractors and materials have all skyrocketed. Rights for landlords too. Landlords are a dirty word yet they are struggling too, not sipping champagne.

    There's a really simple way to solve the problem:
    If the municipal zoning by-law states that a building is used as a privately operated low-income rental dwelling, it shall operate under a conditional limit of one dollar per square foot plus utilities or other determined fee as set by the municipality, and is subject to routine welfare inspection by a by-law enforcement officer.
    There, problem solved.

      Vancouver's property tax is already very high because people jacked up the land value. On top of that, the ABC council just approved a 10.7% hike. Tax hikes will never address affordability, it will only make it worst. What would happen if they added another 25 cents to carbon tax? transportation cost will go up and the price of your food (delivered there by trucks) will go up as well.

      Private, for-profit landlords aren't trying to provide housing. They're trying to make money. Most of them are trying to make as much money as possible even if it forces vulnerable people out onto the street.
      They should absolutely be messed with. And the rental housing stock won't be lost if there is public funding to acquire it. This is exactly what the MURA program in Toronto is doing. The public acquisition of affordable housing needs to be massively scaled up.
