Would you say it’s perfectly normal if I do laminated flooring downstairs and on stairs and upstairs put good quality carpets in? Or should all floors be the same? Reason is I want to make living room look good and laminate flooring looks better and its the house I live in

Is it worth spending money extending properties because i have room to do it and could possibly sell or is better to just get the rent every month Do i get rid of the property or is a bad idea
Depends on how much more rent you will get versus how much you need to spend. E.g. spend £25K and get extra £100 per month equates 4.8% return per annum. Will you be happy with the return you will get?

how much does the cost of planning, architects, consultant cost prior to planning approval? How do you handle fluctuation in build materials? maybe the cost of material goes up by 20% in a year
The costs will vary depending on the person/company you employ and the area you are working in. Do your research and find out. If you are savvy enough to think about fluctuations in material costs then work out a plan based on best and worst case scenarios, then decide if you are willing to take margin risk.

You can't do the purchase lease option strategy with Probate properties and planning permission takes 8 weeks or more.

We prefer to do carpets only on the stairs and upper floors. Laminate floor on the stairs can make them noisy when walking on them.

@@The_Situation probably best to work of a 35% margin + and take the 10-20%% hit if prices fluctuate a bit.
