Excellent and honest video, nice to see how everything stacks up. Please post more similar videos, a great place to learn and see how the development in Loft Conversion are transforming the housing market.
I had a similar conversion, but kept it more open space as a hobby room with anti-room at the top of the stairs. Exactly the same with planning in our case. Thank you very much for the presentation, our costs were very similar, with a slate roof (more difficult), less inside work, and HVAC heating/cooling. 1) I post fixed outside manual solar blinds so the sun light does not come through the windows in the first place. They are just a 15-20 minute fit, and you can get really good quality ones from Spain. They a a mesh that keeps out about >80% of the heat before it comes through the window. They roll up and hide in a space at the top of the velux window (those two large fixings to a piece of insulation infill in the frame). 2) Our builder used a splayed Velux windows opening, rather than a square section opening, resulting in a nicer opening space and lighting angles through the velux windows. 3) We had surface mounted flat panel lighting (40cm round x 3). There is no require no fire protection above like a spot light (they also need to be fitted and vented in the insulation), and they give a fantastic shadow free light.
One of our loft conversion quotes wanted 11k for plumbing and electrics on a 3 bed semi. We ended up just going for a watertight dormer with a different company and getting an electrician amd plumber on a daily rate and saved thousands.
what's the best way to clean the velux window in the stairwell? I've seen others and the people I know say it's a challenge to do. On the outside of the window
How would you charge for another floor to be made, and the roof uplifted instead of the loft being converted as is? So a full third floor made on top of the second floor?
Great detail, so much extra cost these days. Wondering about coversion in the future. But could i put in the stairs before anything else, would be more handy for just accessing for everyday storage. Anyone got thoughts?
Hope when you price a job and you include PPE costs you actually use new PPE and not just carry on using existing PPE. If my term contractors include PPE in their quotation I’ll tell them to piss off as that’s part of their uniform. Any specific PPE for the job I’ll allow but general PPE they can piss off if they think they can include.
hi these videos are excellent, its almost impossible to have a contractor break down in as much detail and with such high quality videos as you do.
nice to see an open and honest walk through with costs!

Respect to you for breaking down the charges.

Great job, looks like a real gain to the family. Finish looks top notch. Shame you’re not down South!!
Very nice to see straight forwardness 😊 gone are the days were 1/3 for mats 2/3 labour 😂
Great build and style! Would love to know the measurements of the space before the work started, as we want something similar
Absolutely brilliant stuff, and good indication of detailed costs. Many thanks. Charles Hunt BSc CEng MICE (Ret)
Thank you 🙏🏼
Did that include costs for the ensuite?
Lovely space. I think for the expertise you get it's money well spent 👏🏽👏🏽
Thanks so much! 😊

Great video and appreciate the breakdown.
Thanks for watching!
Could have done a full dormer conversion with that money

Would struggle as the structure finished floor would need to be in. To know what height your stairs to finish at.
Was this in Flitwick and was the bovis 4 bed design?
This one is Marston Moretain
Good one Dan, great price.
Thanks you
How long did it take for this conversion?
Hi do you actually come out for quotes
Yes in our working areas.
What makes you think I wouldn’t?
Thanks.
Do you cover hornchurch ?
No im afraid not. Sorry.
Looks good but it is a expensive job
👍🏻
I've been out myself for 2 years with a broken neck. I'm struggling to work out the new prices because of how bad the prices have changed

but some PPE are consumables, masks, gloves get ruined, googles become hard to see out of at times and need replacing etc
but its ultimately a drop in the ocean a few pairs of gloves and masks
