Anthony and Demetrios. One of the other things that the state and media point out as a problem contributing to the high cost for tenants is the cash crunch at lease signing. I know that many (not sure if it is over or under 50%) landlords like to collect the last month of rent because they can. If LLs were only allowed to collect first and security, the tenant cash crunch of also having to pay the broker fee would be less. If the LLs (or their listing agent) perform the due diligence and get comfortable with a tenant thus letting them pay 10 future monthly payments during the year as the lease plays out, why wouldn't/shouldn't they be comfortable letting them pay 11 future monthly payments. Is there a reason nobody is talking about the state just forbidding the LL from collecting the last month of rent?
