    Hi Jamie. Loving your videos much more honest than Sam Leeds with his get rich stance the long game is a much smarter way to go. Im in Leeds and have a small portfolio. Interested in your thoughts about government proposal in raising EPC to a C. I like you have a lot of properties with no cavities/room in roof insulation so will cost a lot to bring up to a C and make properties look like ugly marshmallows if done externally . Intrested in your view?

    Hi I'm an asset manager with 13 high pressure years of auction and residential property purchasing and I would love to tell people that this will speed up a trusted sale. Baffled me for years that solicitors don't openly push this.

    Hey Jamie, great advice. I’ve recently taken out indemnity on a missing sign off for an extension, but I didn’t realise it could be done to cover the searches. I’ll defo use that in the future. Much appreciated.

      Morning Gary, I think I’m in a similar position to you… (or maybe soo to be) i started a purchase yesterday and I’m worried that the conservatory the put in is not signed off… does indemnity help cover this? Does it also cover any costs in cured to fix this if they’re any issues ?

      I don't agree the indemnity should be taken and is as black and white as this video - indemnity scenarios should be considered as case by case basis. for e.g. if there's missing building regs on an extension which has recently been worked on

    One of my mates is trying to get money back from direct debits for hp on car finance over the last 7 years.
    The bank contacted the merchant without any consent and have sent him a signed letter of agreement, saying that he’d signed the contract in his legal name and that the bank are refusing to return the direct debit payments.
    I told him that im sure he can still get it all back and that im pretty certain they’re in breech of his human rights under the GDPR for liaising with the merchants without his consent. Would this be correct ?

    How rare is it that the buyer refuses indemnity insurance offered as paid for by the seller ?
    We have some french doors with no fensa certificate and a wall removed before we purchased the house with no certificate (couldn’t say who or when it was done we had no issues with buying the house )
    Also does one indemnity insurance policy cover all issues or do you need individual cover for each issue ?
    We are about the exchange after enquiries to an investor we are a little concerned he may pull out at this late stage , hopefully it’s just his solicitor being thorough 🤷‍♂️

    We are buying a property where there is no legal right of access to it from the main road. Would you do an indemnity to cover this? And how long would it last? Forever? Or just until we come to sell it?

    Hi Jamie,
    After watching your video in full you explained how you were able to speed up the buying process as a cash buyer. I would like to know does indemnity insurance speed up searches only, as from my understanding cash buyers don’t need to take out searches, as it’s only when buying a mortgage it applies.
    I got the impression you were able to buy a property and complete in one day. Please can you explain or cover this in another video as I’ve been waiting almost 3 months to buy a property and would like to know in future how to go about decreasing the time.

    Hiya, great video makes it easier for me to understand what an indemnity policy is. However I am selling my home and don't have certificates for my new windows. (and can't get them) I have had four windows put in upstairs on a three bedroom house I'm assuming I should get indemnity insurance on the windows what do you think the cost would be on these and would it be on the individual windows or as the job as a whole?

      Yep you can still get indemnity with a mortgage

      Yes. Your company is a separate entity to your person. Going the other way a company you own can even rent a room from a house you own personally.
