    Should make the real estate agents culpable too. Theyre facilitating what they know is a crime, as theyre on the ground while many landlords never even see the property. If you make the agents culpable, boyh as an organisation and an individual, they will stop representing crooked landlords.
    Also, instead of a fine they should just grant the tenant an evuivalent in months rent free with no possible eviction during that time or 12 months after. Since they cant evict without going through vcat themselves.

    Wait hold on it actually IS illegal when you move in and the place isn't up to code? Landlords fuck me around so much and I'm literally living in a house with wiring that hasn't been updated since the 60s

      Make copies of the keys and when you leave give it to some homeless people with the address

      Yes it is, but only if you moved in after a certain date (eg. 30 March 2021), or if you signed a new lease after that. If you’re on a long-term month-to-month lease that started before the rental minimum standards then the requirement isn’t fully there. I think wiring was a later addition, maybe 30 March 2023, but check on the consumer website. If the house isn’t up to the minimum standards then they have to fix it straight away, or you can take them to VCAT. When we first moved in, three windows didn’t open and so they had to fix it straight away

      My point is that the more that landlord costs go up the more rents go up.
      I have no time for dodgy landlords or dodgy tenants.

    Jordi, why can't ATO have a caveat on negative gearing claims until property is up to minimum standards. 1 National Cabinet meeting with everyone on board with it, then it's just Consumer Protection at State Level doing a property inspection and agreeing with the renter it's not up to code and Consumer Protection lodges caveat with ATO. Landlord won't get anymore negative gearing.

    New York city froze rents during Covid. Even if you spend $200k renovating you can't raise rent. The tenants unions applauded their amazing victory. The result is 50,000 empty apartments in the city. FAFO.

    Increase all rent, they want me to change my gas cooking, gas heating, gas hot water for my tenants thats fine the renters now have to pay another 10,000 a year rent increase to cover it
    Currently they have perfectly good appliances all working and they are all happy. They also dont want a rent increase.

      @@coasterblocks3420 🤣how is it crying poor. I have the four properties. I live in one the other three are rented out to tenants. This law doesnt effect me the government wants something changed rents go uo for tenants 🤣 it doesnt effect owners.
      I then charge each house an extra $3000 a year in rent as this covers the new items.
      So boo hoo for tenants 🤣 so the opposite is happening. Like anything in life throw a tax in business you throw it down the line and the end user pays. Tax Coles/Woolies harder 🤣Price of food goes up..
      All the things look good on paper but they are past down to the person that sometimes is the person who can oeast afford it🤣 so your theory of boo hoo is not a great idea.
      All expenses in life are passed down the pyramid to the bottom dwellers.

      All your rentals? How many do you own? Do you have a maintenance roster or do you turf your tenants if they dare ask to have gutters cleaned in a fire prone area, as has just happened to me and my family, one of whom is battling cancer. Are your many homes air bnbs that sit empty for months while we consider if we are going to have to live in our car? Small businessman...sure. In Germany, the number of houses you can own is limited and you have to pay high taxes for owning more than one. Sounds like we need lots more reform, with the focus on the owners taking responsibility and not treating renters like second class citizens. I have never missed a rental payment, always made gardens I have spent money and time on and done my best to rectify any damages. Have I been appreciated? Never!
