I dont think so...your job is to get the seller the highest price and you're asking him to sign the 1st offer..also, this is too lengthy it will annoy them. I agree terms should be discussed 1st but make it brief. Terms should be countered with 1st counter-offer not later in negotiations...get everything worked out and then start working on the number.
