    I'm actually looking into a couple different commercial investments. One is a hospitality venture and one is a hospitality/bar venture that will also be a redevelopement concept that's going to be a rehabing of a neighborhood that desperately needs to be done. Which could very well turn into some new storage units for the community as well

    I've invested in vacation rentals over the last few years. With skyrocketing prices and the bandwagon jumping into short term rentals, I'd love to learn more about the least sexy asset class... warehouses. Zig when everyone zags.

      @@annaparrilha, I would suggest searching Commercial Lending basics and then graduate to Commercial Lending underwriting. This will give you a comprehensive overview.

    Should i start with residential first before going commercial or can i go straight into commercial? And one more thing i don't like the idea of putting myself on a lease agreement and like going full cash so here my question,is it bad to go full cash or is leasing the better option for commercial real estate?

      If you own it then your not signing a lease... the tennant is.

    I just started my journey in CRE and it's difficult it seems. First off, you need a hefty 30% down payment before u can entertain a deal. Is this negotiable at all? It seems pretty cemented. Would love to get others opinion.
    I am looking into office condos in the Phx market and my wife and I live in SoCal. Primarily doing this to help with taxes and get some write offs.
    Any advice from credible/seasoned investors? Greatly appreciated!

      Most of the properties I've bought have been with 20% down. Also, in some instances you get get the seller to finance a portion on the note to get your DP closer to 10-15%.

      Typically they're commercial brokers who don't do anything on the residential side

      Yes - commercial real estate brokers specialize in helping you buy, sell, and lease commercial properties and typically don't venture into the residential world since the asset types are so different

      Mixed-use properties are the future! They're better for neighborhoods, tenants, and it helps you diversify your holdings across different tenant types

      We'll definitely keep them coming! If you're a first time real estate investor, I highly recommend finding a partner that has commercial experience that can show you the ropes. That's how I got into both syndication and development and it definitely helped me jump ahead in the business

      Residential is easier to get into but not necessarily easier to manage. For example, a bad apartment tenant can really hurt you if you don't have multiple units to buffer any losses or vacancies. Watch the whole video, he covers some this.

      It certainly can be, but commercial can offer higher returns, easier management, and a diversification for your portfolio

      I wrote commercial p&c insurance as a wholesale broker in Houston for 20 years and these were always really tough to place. Not impossible, just tough. Carriers dont like the mix of res/comm exposures. Best of luck in the venture tho and hope your able to find good coverage at a reasonable rate.

      @@TylerCauble so am I (the newer ones - Ive seen some pretty old rough ones). I really am not “that person” who wants to poo on someone’s thing they are excited about, and I normally don’t say anything, but its true that carriers dont like them. London will underwrite anything and they have a problem with them, which means your going to pay a higher rate than norm. Just budget for that.
