    The lot rents are almost always much higher in the over 55 parks, mainly because they usually offer far more amenities for the retired folks than regular developments. That big golf course, the swimming pool, etc, all cost a lot of money to run. if you're not interested in golfing or swimming or other outside the home activities a park like this is not for you. You'd be paying for things you'd never take advantage of.

    Hey U "2". 👋👋 Enjoyed the Tour. We've Lived in Vegas for almost "44" yrs. in a "55" and Older Senior Retirement Community. We Couldn't "Handle" the Bug's or the Humidity Back that way. Would really Like the Moderate Year Round Temp though. Have a Nice Day. 🍃🐦

    So if you pay cash for your house you still have to pay 800 plus for lot rent, and that is subject to go up yearly.

      Yes and that a price you have no control over and have to pay it they won't let you into the park

      It's cheaper going in but remember if you have to sell you will lose big time. You have to sell that lot rent.

    Lot rent is so high! So, let me get this right, you buy a mobile home then rent the lot monthly for 700 or 800 a month? Seriously? I think we’ll pass.

    Wow! What a great movie! I’ve never seen you folks before but feel like we could be good friends. It’s nice people like you is why I miss Florida so much! I lived in new port Richie for four years at which my spouse died and I had to return to New York. Since then, I’ve been getting my finances fixed and plan to return to Florida some day depending what COVID does next. Thank you for the drive around movie, it shows just how big a place you’re living in. At this time, I live in a manufactured home in Saratoga Springs, New York. Last winter we had more than four feet of actual snow on the ground! Most decks and shrubs were almost missing! If I can figure out how to send that picture in this letter, I will. My name is Brian and hope to meet you folks one day soon.

    These communities should be banned and the State should step in and dissolve them all. The home owners should have the land deeded to them with a prorated value and loan amount based on date of purchase.

      Lynn, your son is welcome with our 80/20 rule. 80% of the homes have to have 1 person 55+. No children under 18 can live in a 55+ community.

    Never buy into a rental park. I live in a condominium park here in Florida. We have a board of officers elected by us. We are all owners, there are 280 of us. We have a beautiful pool and club house and our community is very active. We also are located on a decent sized lake and have a boat launch and fishing dock. Our monthly association fees are around $55 +/- it depends if you are on the water or not. Never pay lot rent, you do not have any control on you monthly rent and you can be sold out. Now that wasn’t a misprint, $55 a month. It hasn’t increased in years, I mean it’s been over 15 years. Parks like ours are all over Florida. Don’t fall into the trap of monthly rental!!!!! One more thing, we are 5 star rated. Remember $1000 minus $55 is $945, that will buy you a Cadillac and a membership into some of the finest golf courses in Florida.

    I love your videos that you help me a lot more than the advertisements do I did try to get a hold of you or your wife to know your name and address and phone number you said you get a kickback if somebody moves in there well you never know I will look at real hard and I love that place

    House prices are so cheap because people find they can’t afford the lot rent and have to leave. I’ve known situations where people can’t sell because of the ridiculous lot rent so they just leave and hand the keys into the sales office and say it’s yours.

      Not sure where you are getting your information, but we are selling homes all the time. This is normal attrition and there are several people who have bought a bigger (or smaller) home in Cypress Lakes. We have not had any title and key turn ins in years.

    I briefly used to sell mobile homes like this.... I was young and naïve. When I found out how people people were getting cheated out of their life savings through massive depreciation and fraudulent loans, I walked off the job.

      @Damnit Bobby You sound like a park owner. When one spouse dies, the other has to sell and go live with one of their kids because they can't afford the park rent and other bills with one social security check. That happens frequently in Florida. The park is beautiful and I would have no problem living in a mobile home, buttttttttt the park rent is absolutely outrageous. It's cheaper to buy a stick built home and pay cheap taxes on your house then to pay $750.00-$850.00 a month on park rent. The park owners are millionaires because of it. One more thing, you can keep the alligators and the rest of the wild life and BUGS. Forgot the SNAKES!!!!!!!!

      @Damnit Bobby I am not financially uneducated. I know all about life insurance and that is also costly and some seniors are not eligible to get it. Exactly what does that have to do with anything? I assume you are trying to tell me seniors should spend their money on foolish costly park rent and leave their life insurance for their children. Is that what you are trying to tell me?? Read Lux DeVoid's comment if you think mine is bad?

      @Damnit Bobby I get it now with the life insurance. What if the surviving spouse has to use the life insurance for the deceased funeral arrangements? Most seniors have to screw out of the park when the other spouse passes. Only the few wealthy can remain.

      If you don't buy new, there's not as much depreciation. It's like buying a brand new car. You'll never get what you paid for out of it. I'm wanting to buy at Cypress when my wife and I retire. At that age in our lives, we're not looking to make a profit, but are wanting the best quality of life we can get for the time we will have left on this Earth. We're taking the steps now to ensure we can afford the lot rent, or taxes if we buy land owned.

      Damnit Bobby It's in Lee County, Fort Myers. Smaller homes, you can buy for $50-$150K, depending on lot and unit. Very nice community. Formerly had a bigger unit in a different park (also land-owned, $275K).

    My aunt lived here e she paid for her house in full at 85,000$ after 5 yesrs her lot rent ,taxes, insurance was 1200$ a month now add her utilities at another 575$ a month need the ac on or you will roast. Neighbors where always turning in on another for " no permitted stuff' the club house is out dated and needs work, the pool is filled with groups of " clicks " and if you don't fit they will ignore you. Do if you like living in a 'Russian like community' then thus us the place for you , and yes they have alligators. She sold her place for 25,000$ just to get out if there and that took two years. there are At any given time 100 places for sale.

      @@lorenenoe4472 when she lived there she paid for her new house in full and if she didn't you would add about 700$ in top of everything else. Now she lives in Naples Fl paid for her house in full and with taxes and insurance and utilities she only pays $725 s month big difference.

    This is a really beautiful Park ...we are snowbirds from New York and lived there from 2006 to 2008 until we move to Largo Fl...I like Largo area better than Lakeland ... but I have never been in a nicer Park than Cypress Lakes..I wish I could move the park.

    I see this located in Lakeland, Florida ... that is, central Florida ... not near any beaches. I wonder what options exists for a resident without a car? Is there regular public transportation? How are the hospitals and medical infrastructure nearby? What are the cultural amenities (museums, galleries, music venues, symphony, cinemas, lecture series, film festivals, live theater, etc.)? Concerning diversity: are there many many residents of color including African-American, Hispanic, or Asian? Jewish and other religious minorities? LGBT+? Would members of these groups feel welcomed and fully accepted? Is there a good restaurant scene nearby, and how about night life? Sorry, but I have so many questions!

    Fishing in the morning and evening, in the day you can fry an egg on you forehead so you sit inside and spend 300 a month on a/c. Golf isn't free by the way and morning and evening tee times are saved by the folks with the most spare change.

      Joey Gagliardi yes so agree with you. We looked here and about 20 other communities. Ended up at one about half the size of this one. It’s located in Auburndale Florida

    We were looking here but went to Tanglewood in Sebring...homes much cheaper in Tanglewood and newer ...lot rent is $700.

    Thanks for the videos My grandad past and my mema owns her home but it is too large for her. This would be ideal for her. I know you made this in 2016 but the cost of the homes seems very reasonable. Being from Califonia 40K$ might get you a look at the property. What are the other associated monthly fees? Thanks

    Problem here is high rent (permanent) and it is located in "frost belt" meaning anywhere above roughly Tampa, it is much colder than southern part of Florida.

      In the winter time it runs about 10 degrees colder than South Florida and in the summer time about 10 degrees hotter than South Florida. Miami has never officially hit 100° and Fort Lauderdale officially only twice because of the south easterly Breeze off the ocean, i.e. The Trade Winds.

    What a nice tour of your community. We are retired and living in Tampa Bay. We are not fans of the traffic congestion here. Your area looks so quiet and peaceful. Also like what you said about people being friendly. Not true in our area at all. There is a lot to be said for an age restricted community. Keep enjoying your senior years!

    This all looks nice but I couldn't live like this as a retiree. Riding around in a golf cart, taking naps in the afternoon. I'd be bored out of my mind. I guess different strokes for different folks.

      The average space rent is $850 per month. Extremely high.
