If there is no deviation from BBMP Approved plan. May be (900sft*3=2700 sft), Piller construction with borewell & Solar, gyser, jacuzzi in all bathroom etc., May cost not more than ₹4000/sft. Over all breakup of the Building may be like 1200sft*₹12000=₹144Lakhs & Construction 2700sft*4000=108 lakhs. So ₹144+₹108=₹252 lakhs or ₹2.52 crores Maximum. So ₹3.60 Crores is way beyond price. So don't market this to any one at this price. You may not get prospective buyer for this price. But any way best of luck.
