Hi 🙋 Beautiful house very beautiful indeed. However you forget to mention the tap in the kitchen! I noticed that tap as it stood out and looked stunning and very unusual Also you forgot to mention the ceiling in downstairs toilet. I noticed how funky it was and I couldn't work out if was tiles or not but was very colourful! Lisa UK
Is that tiling or wallpaper on the ceiling in the w/c? It was a great size for a powder room!! Also, I wonder if that large linen closet upstairs could be turned into a laundry area… it looks like a good place to put a washer & dryer!

Fantastic tour, very thorough which you don't always get. Absolutely love this property just wish it wasn't so far away from me, but if it was in the Hertfordshire region it would be way more expensive! Just such a lovely layout, beautiful decor and fixtures and fittings. The only thing that slightly concerns me is the hidden cisterns on the toilets, What if something went wrong and a plumber need to get to them, would they have to rip away tile and walls to gain access?!
when i went to visit this show home i absolutely loved it but my parents were like no i don’t like the open plan living area so now we are moving into a rosebury by avant. anyways keep it up i enjoy watching these videos!
I liked this because it seems like the old spec that Avant used to do, the fit and finish seems really good everything looks level and square. The aluminium bi-folds are more impressive than the pvc french doors in the kitchen though because the frame is thinner and go better with the minimal look, they let more light in and are more durable. The layout is well thought out as well. However on a few developments they lowered the spec and don't even give the option to upgrade to the standard shown. It's so annoying we ended up going with another house builder. Your video is good though :D
Hi Boris, it's funny you say that, we were later informed that the specification has evolved from the one currently depicted in the show home. It's good to have some background information. Thank you for sharing your experience with us. :)
Thank you! I really liked the master bedroom with en suite.👌🏿 I didn't see the beginning of this tour on premiere. I love the finishings of this house. The only thing I'd change is a bigger fridge!!
Ok jus seen from the beginning. The developers have done great with this house. Loving the dining nook and the corners and mini walls, I really don't like open plan spaces for living, kitchen and dining room. This is very functional space, even a washing machine cupboard that you can stand in 🙌🏾 I would've sacrificed a little less outdoor space in place of a bigger living space though. I have a family of 6, then plus guests. However this home is very affordable. Your in Chesterfield "just down road from mi"!!
@@vITALEmpress thanks for your comment. Sometimes you can ask for changes depending on the Housebuilder, if they're building hundreds of homes on a site, it's less likely, but maybe if they're building 1-10 homes, it's worth asking ;)
@@PropertyVlogsUK not necessarily, if you remove the radiator, you can put the toilet by the window and then there is a space available. But then it depends on each individual’s perception on how and where they can visualise it.
Living area is a bit too small, kitchen is slightly bigger than practical, if can switch these two spaces. Design overall is lovely. I saw a lot of UK show homes on TH-cam, wondering why there isn't much storage space in bathrooms. Where you put extra toilet rolls, box tosses, shower gel, hand soap etc.
I’m not a huge fan of completely open plan layouts but I really like this. The finishing touches are really good, I love the bathroom fittings and the fact that the washing machine is hidden away. I hate trying to listen to a podcast or watch tv with the washing machine spinning and the dividing wall means you don’t have to look at the washing up. Added bonus is that even the cloakroom has a window. It all looks very well thought out.

4 bed in 1200 sqft?? I’m seeing new build 55+ ranch houses with 1800-2200 sqft that are only 2 bed 2 baths. How did they manage so many bedrooms in such a small house ?! Normally 1200 sqft is only a 3 bed 2 bath ranch house
The floor plan makes good use of the limited square footage, though the bedrooms would be smaller once wardrobes were added. The decor is rather wild, and some of the fittings may not be as functional as more standard ones. I'm also not fond of the kitchen cabinets, but it was nice to see the washing machine placed somewhere else. The builder staged the house to appeal to those that like things trendy, but it may be a turnoff for some other potential buyers.
Hi Bob, that's it! Always keep the wardrobes in mind, it's so easy to overlook. However with that being said, there are lots of space saving storage solutions these days that even if all you had was bed space, you can incorporate storage under the bed or within bedside table dressers and such. It's not ideal, but it does give you a little bit of wiggle room. Regarding the staging, I thought this house was staged a bit more unique than most of the styles currently being shown in new build houses. With the bold colours and contrasting tiling, they are showing a bit of personality, but of course, that means it won't be for everyone. Thanks for watching!

I would love to put a shower in the WC room. It has the space to do so. Bathrooms needs to be downstairs too.
Totally, though in this case, it may have had to be a small shower.

Hi Lucas, of course we'd all love a bigger home! In a sought after UK location, smaller house sizes are pretty common.
