I was planning to go to America next two years and now I’m accidentally see your youtube channel. I will be learning a lot and know more information of America.
Hi sister, I’m one of you fan from Arizona! Thanks for sharing the video. My thought if we have a chance to own a home go for it. Good investment it will give us appreciation in the long run. If we don’t want to live there we can use as rental property. Anyway continue with your good work.
American Dream is not living with your debts until your last breath. To achieve a financial freedom, it requires determination and commitment. If you want to keep working until you drop dead, it's up to you. Work hard, save smarter, and enjoy it. Your future is in your hands. Only you can help yourself. Sharing is caring. Life is too short to last long!
Lol, I recalled when I first became U.S citizen, one of my Americans friends joked that I'm not fully American yet until I acquired lots of debts like they do. It sad to see people can't pay mortgage or let the house go under foreclosure just because they lost the income even just temporary. Word of advice is, live within your means don't go based on temptation. That way when something happens like losing your job or divorce you don't drown, and I'm speaking from experience. I think this is a great information for potential home buyers, something they should takes into consideration before jumping the gun.
@@chanthana7694 Budgeting our financial is very important before owning a property. Buy what we can afford even with one income in case a partner lost a job. Pay off our mortgage as soon as we can is a key to our financial freedom. It is huge responsibility to buy a home but it is a greatest investment than renting. Real estate is the only investment you do not to pay taxes when you sale it if the capital gain is under $250,000 for single or $500,000 for marriage couple. We paid off our home mortgage within 10 years by paying extra cash every month. We took our early retirement at early 50 and travel to see the world!

You can also buy a fixer upper, that what I did. My first house i bought cost me $90k. I put $25k fixing it. Than sell it for $150k. I use that money to buy another for $250k did some update and sold for $299k.. I continued doing this for years house after house. Now I just bought my last house for $472k and paid cash for it. It not hard to live debt free.. it take hard work and commitment . I have no Credit card debt no Mortgage debt. I would recommend everyone to start small and work your way up. Cambodia in Arizona USA!!!!
@@Luckyme78 We did that too besides invested heavily in our 401k and IRA accounts for over 30 years as I have a financial background. After our early retirement, we sold our main home and spent only 1/3 of our cash to buy a smaller townhome so we can travel to see the world. Downsizing everything is also a key for retirement to save all the other unecessary expenses. We still use one credit card to buy everything but to pay it off every month to get the mile rewards. We've been to Phoenix, Tucson, Sedona, Flagstaff and we met a few Khmer families in Mesa. Sedona is very beautiful. Greetings from Khmer in Minnesota!
No you can’t buy a house in the US if you are not a legal immigrant. How you going to have a Social Security number to register your property when you are not a legal resident?
@@IknowIShareKhmer Sorry I meant if you are not legal and I just edited my comment. Another thing is no loaner will approve your mortgage to by that house if you can’t prove that you are a legal resident. I lost my green card when I was buying my first home and they won’t lend me the money until I send them the little piece of paper that came along with my green card.
