You can't even compare Pheonix Park location to this Royal Pines as Dumbeholden and Salt Pond community is peaceful compared to Newlands where gun crime is just brawling.
I agree @Chakram Newland is a huge ghetto this home is nice but the location isnt and thats a big part of real estate. LOCATION. No one after spending 15 to 18 mil to live here wants to hear any rhea rhea which newland so aptly provides.

The construction labour and materials are very expensive. As someone who is renovating , I can tell you that building is not cheap.Electrical and Plumbing are also expensive.
I like these "Affordable housing" series. Some of these affordable houses a lot of us looking for may go unnoticed unless brought to our attention. The scenic and informational method i recommend. When you're buying a house you dont only want to know where the place is, you want to know what is in the surrounding area also. The cabinets in this house looks waaayyyy better than Ruthven. Feel like i should buy this honestly...

I would never buy at that location but this house was lovely (apart from the tiny secondary bedroom) . I loved the kitchen alot! Especially since the cabinets were made from actual JAMAICAN wood and not just the typical baggas board cabinets typically seen in scheme houses.

I saw it going up and wondered if it was really a developement... Secondary bed is to the front because the back provides more tranquility n peace. Sleep later less disturbances especially from traffic even in gated communities.

I do accept requests and try to facilitate if possible, sometimes the developers don't want you to record their properties. I went to 2 places out of town recently where I was told I couldn't record. So a lot of the time it's not that I don't want to it's that I can't. Also to go out of town is costly and kinda tough for me ATM as I live in St. Catherine (Toll is $3200 (NorthCoast) + Gas with the rising gas prices each week #Yikes) and then I work 7:30am-6-8pm Monday to Friday so to drive out of town and comeback to edit to put up on Sunday is tough too. A lot of factors at play but I will try my best to do more out of town when possible

Yes it is gated and yes they are only building in Portmore at the moment. All houses in Kingston and St. Andrew are going to run you upwards of 40 million (apartments and townhouse, there are not a lot of single family homes being developed in Kingston and St. Andrew)

I can tell that they went to town on the finishes, that’s what you’re paying for. For sure they got the land at very very reasonable price because of its location, BUT they made up for it with the finishes. Other areas with the same price range have substandard finishes. Wouldn’t live there because of its location, but it’s def an investment property.
How can it be an investment property when you referenced the location and other are saying the same thing. Leading person to shy away from the property or you would have to bring the rental price down to accommodate any tenant if ur lucky that wants it.

I can tell that they went to town on the finishes, that’s what you’re paying for. For sure they got the land at very very reasonable price because of its location, BUT they made up for it with the finishes. Other areas with the same price range have substandard finishes. Wouldn’t live there because of its location, but it’s def an investment property.

How can it be an investment property when you referenced the location and other are saying the same thing. Leading person to shy away from the property or you would have to bring the rental price down to accommodate any tenant if ur lucky that wants it.
