    It is very important to note that AS SHOWN, this model is likely in the area of 1Million. NOT under 700K. Just the basic building WITHOUT all that you see, is under 700K.

      And this is not to Disrespect GL or the work they do. I'm a big fan. But it isn't cheap. If you're a buyer considering a FL home over 1M, they're one of the builders to look into.

      Prices were lower 2 years ago, but I don't think this house was that low. But, you're spot on from the standpoint that real estate values have consistently increased and there is no information to show that it won't continue. It also goes along with my consistent message: the time to buy real estate is always 2 years ago. No doubt, I'll be saying that 2 years from now, when the new homeowners see their equity increase. Thanks for your great observation! 😀

    I heard someone could not have an adult son live with them in a 55 and over community - is that true? What about PETs?

      Thanks for your question, Edwin. The rules for 55+ communities in FL obviously differ, depending upon the location. However, for Valencia Trails, 20% of the community is open to buyers who are not 55+. For all residents, the children who reside with them cannot be under the age of 19. As for pets, they're allowed. However, the breed and size of the dog are the primary considerations. Valencia Trails is about 80% sold out. Hope this helps!

    Overpriced PuDs, tons of them.. cooker cutter .. neighborhoods like a maze. All hpuses look alike if u like lots of bugs, horrible heat, violent summer storms, rude people .. and wrinkled old people driving on wrong side if road! Go for it!

      Hallandale Beach is a great area as well. The west coast of FL is fast-growing as well.
