    If more people built these the alleys would be safe walkable streets. When I built mine in an area of Edmonton similer to this one in Toronto, there was a few crack dens in the apartment across the alley and a lot of drug addicts loitering. Not only did it improve the look of my neighbors properties. Many people in the apartment appreciate my Bnb because it discouraged nefarious activity, and looks like a nice house instead of a dilapidated graffiti covered eyesore.

    On the roof. They already have a terrace in mind that's why they have the stairs on the second floor. Seen that the in Europe.

    I would be nice to have a ballpark estimate on this unit. I assume it is equivalent to a regular build condominium plus 10% for site specific costs and design issues. I'm ballparking this in the 400 - 450K range and 500k with the greek roof. If a 3 full story were added I would guess another $150K giving us 600 to 650 as a base given this level of fit and finish. Comments would be appreciated.

      To build this unit exactly as shown was around 350k. The cost of one of these units would also depend on what the maximum allowability of what you would be able to build would be & also the finises you chose. You can definitely build it much cheaper as this was a very high end build.

      @@armanisells I'm glad I was in the ballpark and Toronto's planning rules and historical rules are wonky and cumbersome and I wonder if they actually achieve their purpose in the long run. there is a classic mansion at prince Arthur and st. George that they did an addition on. the addition looks like the laneway house with wood and dark tone zinc panels but it totally does not fit the character of the original building. Apparently, they were dictated to by the city that they could not use original materials or character so there would be no confusion as to the integrity of the original building.

    I wonder how the buyers react to this houses with laneway houses... To me it should reduce a lot the detached house value... Do you have any data how it went when they tried to sell it?

      Realistically, the majority of people building these homes if they were to try to sell that home right away I don’t think they would get their money back however, overtime I am positive that they will on top of the fact that most of these people are either renting these spaces out or using them or purpose, so they’re not really thinking of the resale value.

    Hi Im planning to go to canada next year and probably try to find a job can you give me an idea how much is the rent for a lanehouse . I am single and I am from the philippines.....so I guess a 1 bedroom lanehouse is ok, Thank you.

      You would be better off finding a normal apartment. Unless you are wealthy or have a high paying job I'm gonna guess this would rent for about $3000 a month in Toronto. Maybe more. In Edmonton I would. Not rent mine for under $1500 a month . About twice the amount for a normal or bedroom apartment.

    I wonder how popular Laneway housing will become. To some extent you do give up some privacy as a homeowner. And I'm not sure how many people want another house backing onto their 2 million dollar property.

      given valuations going crazy and owners wanting to get more rental yield on a property, I think it will be impactful

    😂 @7minutes, where does this staircase lead? Uhhhh well, nowhere, it goes to a roof you can't go on. Sounds more like they couldn't get planning approval for another story half way through the build or they ran out of funds to build. Why else would you build a full staircase like that you can't use on the regular and takes up all the space?

      @@juneosborne3256 I would absolutely welcome any constructive criticism as I do strive to make my videos better each time we film them however music is a personal preference so to comment something like you did makes no sense & wasn’t constructive at all. There’s ways to give people feedback but the way you chose to go about it wasn’t the best, hopefully my feedback helps your make better comments on other people’s videos in the future.
