    1. Take photos of the rental when you move in, i.e. dirty closets, appliances, bathrooms, etc.
    2. Fill out the condition list in detail, check everything, send it to the landlord AND yourself in a sealed envelope then do NOT open it, keep it sealed so no changes can be made.
    3. Take photos of when YOU move out, if the LL is cheating
    4. Fill out your State Housing Authority complaint form, include before, after condition photos showing DATES on the photos, in properties, that LL will be sending you your deposit PDQ.

      Yes that seems to be the problem if you don’t like winter, but summers are beautiful, Florida is just the reverse summers there are not pleasant, I have several friends who live in Florida who come up to my cottage in northern Michigan to stay for a couple weeks because they can’t stand the heat anymore and the bugs. They keep telling me there’s nothing more beautiful than the northern Michigan summer on the lake.

    My last place in Medford, MA (just outside of Boston) rented for $2900 a month which included nothing. $2900 x4 first, last, security and broker fee was required to move in. That's almost 12k for a single family house rental not home deposit. Insane.

      If the house is 1.2 mil witch is probably not to opulent of a single family home in the Boston area. So it’s about 10 % of the cost of the home to move in. How little do you want mr landlord to make, what is fair to you ? 5%, mabye 7%

    Back in the 80s I rented a house in Phoenix, $800 security deposit 700 first and last month no big, when I moved after my one-year lease was up, left the place better than I got it, they said they couldn't return my deposit because somebody had embezzled a bunch of money and the lawyers were telling them not to return deposits. It was around Christmas time and I laughed at them on the phone I said if you don't return my deposit I am going to sue you now that you have admitted there was malice intent or fraud I can sue you for punitive damages this is my Christmas money and without it I won't have a Christmas so let me give you another perspective you need to get another lawyer first of all and you need to send me my money right away because I will take it to small claims court and not pay a dime and may get up to 7,000 for that little 800 got that check within a week.

    I love your channel. I think a video during or after sunset is nice. It’s different. But still a walking video which imo is the best way to go about this. Some people just sit down and just bombard you with info and it’s kind of hard to watch because the scenes just don’t change.

    I’ve rented the last 3 years, my first two years people paid in full. The rent is 3,050. Just got a new lease signed, and it’s drastically different than the last 2 years. This year had maybe 5 people interested, last year had about 30. Some thing is very different, I can feel it big time.

      Wow that’s expensive.
      Just bought a townhouse for my son . I charge him $500.00 a month for fee and taxes. The high rents just keeps him poor.
      It’s heard breaking to see young families suffer.
      I grew up very poor . Married a man in the military and just lived trough out his career in military housing saved our money .
      After retiring from the military he got a good job . Bought a house and paid it off in 10 years.
      After 54 years of marriage and me getting a job we are able to help our children out.

"IF" Also I hope people also remember something major that changed in America Two Years Ago. This is why I tell everyone that what we are going through is all on purpose because pre-covid everything was great.

But I do visit at least 2 times every year to escape the cold snowy north. (Northern Indiana) Please keep them coming so I can enjoy your beautiful state .     I believe you're right, we're already in a Recession, Banks are in trouble, Credit card debt is significantly increasing .
    More people are being laid off, prices are going up - food, gas, utilities . Rents and mortgages are going up .

    As fewer and fewer people take the bait, I think you’ll see the those saying things are going to get better will eventually pivot. I watch the non-necessity sectors like the RV market, vacation homes, boating, etc., they’re in deep trouble. It will probably be spring to mid summer before everyone comes to grip with reality. Just my opinion of course.

    Problem is people don't follow financial and economic news- so when the crisis hits it catches them off guard. We are still in the beginning stages, but all signs point to this one being as bad or worse than 2008-9.

    @10:10 minutes so true! Lately I’ve come to realize how close to the edge most people and businesses live. A couple of emergencies and they are in major danger because they are overextended. My job right now is to stay as far away from that situation as humanly possible. That means doing a lot of things others are not willing to do!

    They are making it pointless to be a landlord, which will worsen the crisis. They are actively trying to make it impossible to be a landlord. I live in a Brooklyn townhouse near Manhattan and my landlord just leaves two units empty at this point. He said it's too much work to get and keep a tenant now that you basically can't evict anyone

    I’ve rented several places in PA and NY. I’ve always just paid the security deposit n 1st months deposit. Usually got the security deposit back.
    Of course I paid my rent on time n always let the landlord know about issues.

    The top 1% will always try to squeeze every last dime out of you, just like a bookie...the system is built on you magically absorbing that pain and finding a way to pay the higher prices...also most inflation is just price gouging.

    Once again the Governments actions to ‘help’ renters will have the opposite effect & there will be less rental properties available 🤦‍♂️

      There should be properties available for most people to buy, not greedy corporations gobbling up everything in sight to rent out at outrageous prices. Egregious capitalism is going to destroy us all.

    Michael, this was a great time of day to film! The lighting, the ocean, the sky - it was all beautiful! Nice contrast to the topic of everything being broken. This is especially relevant to me because I had an accident this week & ended up in the ER. Many hours & $2000 later, I was on my way back home.
    This is why it's so important to have savings & not be maxed out on all your credit. You just never know when an unexpected life event will happen & you'll have to spend money you weren't planning on.

    The unemployment rate is a joke. There are SO many unemployed that are not being counted because they aren't drawing unemployment benefits. We should look at the non-participation rate which is highest in history.

    I've rented out properties for over 20 years. We charge a deposit of the month's rent or less. We do month to month also, but have folks who've been there a decade. So we only charge a deposit, and then rent for that first month. Have never done all those frees. We accept dogs at all, with no security fees, or exclusions for various breeds. We allow up to 3 dogs. Have we had issues about 'bad' dogs tearing stuff up?, maybe twice. Most folks do not have all that kind of money to get started in a new place. We innerstand that. It's worked out mostly for us, thank goodness. Btw, great eyes.

    I work in High Tech and just yesterday we all got the "CEO Email bomb" that they are doing a 7 1/2 % layoff due to China issues and low demand for IC's. Which equals about 1,300 ppl in all our areas, not just USA.
    So this last week some of us had unusual things spoken to us like other positions offered and what we're doing currently the tasks are inquired about form other employees.
    So I'm now typing this ill know here in a week and already sense the morality is wanna in the company.
    The "one place' I walk around in (will not tell their name) , I already see it in the last 15 months is a ghost town inside the Fab, while I'm doing work. It's been so weird to see this yet now it might get more so .

    Company if tenants don't pay for a trash pick up
    They make landlord liable
    For trash pick up fee
    And the same with water
    If tenants don't pay the city
    Will make landlord pay
    Or put a lien on the property
    Owner

    Gas and electricity just sky rocketed. Gas from $50 jump to $300. How? Whats going on? How does anybody afford anything? Im in California

      Yeah, and it’s funny that they’re having gas prices spike in a state that says they don’t really need gas anymore that everything can run off of electric soon🤷‍♂️

    I have never had to pay last month's rent, and I have rented all over the Ubited States. If a place required me to pay last month's ths rent, I would be walking away.
