    Yeah I saw a lot of things that seemed like a waste or not good choice. Looks like y’all didn’t think very long on some of those decisions. Thankfully those of us who do research learn from people like you so thanks!

    My Gf and I are building a 16x26 (416 sq ft) tiny house. How did we come to those numbers? We took the measurements from my former 1200 sq foot house, it's the "front end" footprint of the house., the master bedroom, the 2nd bedroom and the bathroom. Our bedroom is 11x10, our bathroom is 5x8 and the rest is all one big great room with a living room and kitchenette. the only walls are the ones that seperates the bedroom/bathroom from the Great room and the bedroom from the bathroom. We decided on this specific size because when we lived in our 1200 sq foot house we didn't use 3/4 of the house, we were just wasting money in heating and air conditioning it. We also did away with our range oven because once again we barely used it, We have a microwave, a countertop 9 function air fryer/oven, and a crockpot, there's literally nothing we can't cook with those 3 appliances, we also went down to a 3/4 size refrigerator, we realized we didn't need a full size fridge. It's just the 2 of us, we both have 3 kids each but all 6 of them are grown and out of the house We have talked about turning our 10x 12 shed into a guest suite in case one of the kids want to visit.

    They measure that way because when you take something down the road you measure the widest part.

    I'm curious about the sink, because with such limited counter top space a belfast sink takes up a lot of the available room. Would you still go with the belfast sink if you were doing it again?

    My plans are a little different, I plan to place 16 by 4 closet behind the bedroom, a spot for washer and dryer and full closet.

      Thanks! It worked well for us at the time but with the three dogs it was definitely starting to feel a little crowded.

    The standard is to measure the exterior walls, the eaves not included. That's how square footage is measured for property taxes as well. So, that does seem very sketchy. Still looks great though.

    I noticed you had a graceland portable building. Did you experience any quality issues with the building? I know some people have complained of the ridge vent leaking.

      I didn’t like the ridge vent. We didn’t deal with leaks, but it didn’t take long for the entire vent to fill with leaves. If I would have continued living there I would definitely seal the ridge vent and add the standard vents at each end of the building.

    Is 16x40 enough for 2 bedroom's

      I've seen people do it, but personally it would be too cramped for me unless there was a loft. We really enjoyed having the amount of space we had, which thinking back to it really wasn't much especially when you've got 3 dogs. To each their own! Thanks for watching.

    Washer/dryer combinations have the worst of both worlds. I’ve not heard a good thing about them,so maybe you could have popped a little divider between the machines to screen them from view in the kitchen. Of the bedroom was too big, take an entire wall and make it storage, thus justifying the amount of space the room takes up.
