This is Parkdean all over. No one has mentioned the fact that after only paying the customer £17K, the van will be moved off site to another park and offered at the larger price again. This is why they are known as Sharkdean
I suspect, just like with cars, they’re also selling the manufacturing certificate of origin, which is worth the same value again as the mobile itself….thats what the DVLA and government do (and why you’re only the registered keeper of your car). There’s something very hinkey going on with these mobile homes. Best to buy a mobile outright and buy the small piece of land you’re going to put it on.
We were gonna buy one earlier this year (haven) - total heart stopper when we were told of the ground rent, the 3 months you couldn’t use it and for the decking to be done it had to be done through them. Walked away and bought a small caravan instead - we feel we had a lucky financial escape with the static.

We bought from Park Resorts for £20,000. The site fees were misleading to start with and when I was made redundant four years later and was forced to sell the park manager didn't even have the decency to meet me and all I was offered was £2,000. The caravan was resold the following year for close to £20,000 again. No one should ever buy a holiday caravan unless they have money to throw away.
Wishing this family all the best, BUT I would never buy an asset that is stuck on someone else's property and that will eventually be worthless and will have to be removed from the site. Either buy a tourer and pay for a seasonal pitch somewhere (you can always tow it somewhere else), or buy a cheap cottage somewhere and that will appreciate.
I've owned a couple of second hand statics on family owned parks in different parts of the country and lost at least £10k on resale each time. You have to go into static ownership with your eyes wide open and having read all the small print. Personally I'd never buy brand new - they are the worst for depreciation.

We didn't buy it as a financial investment, we bought it as a lifestyle investment, we were very well aware that the van would depreciate, but we bought it with the view to using for at least 10 years....... However the site fees have increased by almost 50% in the two years we have owned, after being told the fees would increase by 'a couple of hundred pound a year' Now in a position that we can't afford the fees, and if we were to sell we would lose circa 30k on the original purchase..... That's 'if' we could find a private buyer (who was happy to spend almost 10k per year on site fees) as HAVEN are not currently buying back any vans on our site! Completely TRAPPED
We looking into one at a Haven site, after reading the small print, the ongoing service rates, the winterisation and their active interest in selling the van we decided it's not for us.. a lucky escape perhaps. We bought a boat instead and haven't looked back.
I brought a lodge in South Devon 2010 for £47.000 and told me I could live there for twelve months every year and was told when the lease expires don’t worry. From the 24 of September I am homeless ps never buy a lodge or a caravan and never believe what these site owners tell you

It has been happening for years, I bought in 2011 and sold up 2018 due to the ever increasing site fees, constant change in rules and reg, constant change in staff, they moved then around every year or 2 to stop getting flack for what they lied about when you bought. This industry needs to be brought into the 21st century and made accountacble like they did with car sales decades ago for the same reason. The bigger the park ownership the worst they are. ie Park Dean and Park Holidays are the biggest sharks of them all. We even got the MP covering the area our park was in, she promised to help, but as soon as she was made education minister she dropped us like a ron of bricks. Forgot to say, if you complained to much they used bullying tactics with threats of evicting you and refusing to buy or let you sell unit privately. Only recourse was to sell to trader, they the had the cheek to charge you disconection fees and removal fees to the gate, arund £700 in 2018, probably more now.

Nothing but greedy people and there is no excuses they can give to anyone that will change the fact that they are nothing but greedy and underhanded in their dealings with the owners. Use to be people would hide away when they were caught in this type of behavior. No longer! They wear their deplorable greed with glee. I can never get my head around the economics of caravan ownership. all that money would buy many holidays, either at home or abroad. I've never found a caravan that could be comparable in quality to my home so id never want to spend every weekend in one
People have to do their research and realise the value of the caravan they buy when it is not sited, you are generally doubling the cost as a minimum, you pay a massive premium to have the caravan on a pitch with site services. Anyone buying a holiday caravan needs to be able to afford to lose most of their investment and if they then pay ridiculous finance fees on top they will be in negative equity from day one. I was involved in the industry 25 years ago when siting fees were minimal and we made our profit on the discount we got on the caravan purchase and covered siting fees in the retail price - generally we worked on a margin of around 25% of the selling price which was more than ample to make a good living, but an expensive caravan in those days was only £25,000.
People don’t look into their contracts before purchasing from these parks , the depreciation is horrendous on caravans and the constant rise in pitch prices etc are often very expensive.
Depends how you define moneys worth. We felt it was priceless owning a bolthole with all our home comforts that we could escape to as often as we wanted. We mentally wrote off what we initially spent on buying the caravan. What we got back when we decided to sell was then a bonus. The mistake people make is believing they're an investment.

We are in seal bay in Selsey we paid over £50,000 for ours and they offered us £15,000 then dropped it to £10,000 our van is 2 years old so we have been forced to keep it and rent it out.
If you can find a family site that takes off-site vans you can pick up a van in great condition with free delivery up to 100 miles from static dealers in places like Somerset for 8K that sells for 30k + on big brand sites.
Had a caravan near Skipsea in Aldborough..it's a piss take what the park owners get away with...I've seen the same caravans being sold for big money but they only willing to give you a grand to walk away if your lucky..a few days later the same caravan is on the pitch for 15 grand and upwards.
We sold our static in Wales last year, it was 39x12 in excellent condition 12 years old and we only got £2500. They are a rip off no doubt our van was sold again for at least £18-20000 as vans of that age I have seen for sale for £29000. Site owners are your best friend when buying but not when your selling they will and do rip you off. Never trust them buyers need a proper buy back price agreement, a bit like cars.

Cannot understand why folk waste tens of thousands buying these “vans” when you can quite often rent them albeit off peak for as little as £100 for week inclusive of gas and electric.
Had a static van at Barmston only a couple of miles from Skipsea till about 1978 when the bastard's would only allow you to sell it back to the site, obviously the manager was making a good wage from this arrangement. The thing is what the bloody hell can you do with a static caravan without a pitch and they are fully aware of the situation. Very sad state of affairs. Personally I would have left a chip pan on and gone to the beach. But you try to do the right thing and get taken advantage of. Left a very bitter taste in my mouth nearly 45 years ago and won't ever forget or forgive them only Lloyds banking group and we buy any car are more slippery than these to think that an extra thousand pounds would sway it the family would be better renting it to the home office to house refugees.
I feel for the guys who work in the industry and for the people who are 1000's out of pocket. Covid made people stick to the uk and sales sored.. now the market is saturated.. and bad news like this wont help anyone. I believe its over 2k a year for ground rents. ?

Sold our caravan during covid luckily got what we paid for it . Site fees increased every year.

I sold my site to Wildecrest parks I was very pleased with this company I could not fault them in any way honest and reliable

I think you still have to pay for statics monthly.. hardly worth it be easier to rent on a booking. Depreciation is due to the monthly costs..

Think of it as like a car for depreciation and running costs. Say a Porsche Taycan, for example.
