    If you wanted to invent the worst system for buying and selling houses you would struggle to come up with something as bad as what we currently have in the UK.

      When you make an offer in Australia you sign a contract of offer and acceptance. Once the seller signs it, you've basically got a contract in place committing you to buying it.

    Had an offer accepted , 6 weeks later the falls are picking up pace. In 5 months time (time it takes to complete) who knows where prices will be. Asked for a further amount off to reflect this risk but seller wouldnt budge so pulled out. Went with my gut instinct,

    We used Purple Bricks for our sale earlier this year. Shared ownership 3 bed semi in 40 min commuting distance of London, so a sure fire sale. We used our own choice of solicitor - a recommendation - and he was excellent. Council slowed things down but we completed in 13 weeks at £5k above asking.
    My dad’s house sale should be even more straightforward, vacant possession, first time buyer but their conveyancer is incommunicado when as far as we know everyone is ready to go (excellent agent is in touch with purchaser and us regularly). Our conveyancer has tried to contact their conveyancer’s boss to ask what’s wrong, to no avail. My dad is stressed and unsettled by it all (not good when he’s recovering from a brain haemorrhage). We’re thinking of going back on the market at the agreed price (£15k below asking) as every week it’s dropping in value. SO frustrating!

    Thanks Charlie. I've been looking for 18 months for the right property. I have really learned some good lessons listening to your videos.
    I have had two buyers pull out so far but the right house is out there .

      I've had two buyers pull out, I'm now going to ask for a reservation fee before accepting an offer

      @@exploringsuffolk or you could insist on them buying their search pack on Day 1. This will show if they're keen to shell out. If they're reluctant, it's a bad sign. It will be easier to get this than a reservation agreement. Buyers are understandably nervous.

    Hi Charlie, your channel is a lifesaver - you really deserve more exposure!
    At viewings, estate agents have been surprised that I’m so prepared for a FTB and I’ve been telling them all about your channel.
    In the area I’m interested in, a high volume of probate properties have hit the market in September.
    I actually feel relieved that there is much less competition now, estate agents are saying there are still lots of viewings, but not getting any offers & nothing serious is materialising.
    As a serious buyer, I’ve started getting calls for properties before they are going on open market - especially the probate ones.
    This may be a good time for FTBs to make a move.
    Going to a viewing on Saturday for a 2 bed cottage with country side views and the vintage furniture in the photos looks beautiful - may be cheeky and ask if they’ll consider including it in the house purchase price. Will see what happens lol

    Only point I don’t agree to is to order the search pack as soon as offer is accepted. I’d suggest as soon as the chain is complete.
    What are you views on the number of times you should chase up your conveyancer and where you should try and keep in touch with your buyer and seller?

    Yeah, my chain fell through yesterday due to my buyer's ground rent on the flat she was selling. She lost her buyer as she now has to get a deed of variation on the lease. She may come back if I haven't sold my house before then - not to another leaseholder.

    If as a buyer, you decide to late-stage negotiate or you hold out for a very cheeky offer then expect some comeback by way of faulty plumbing or a drainage problem, or some shitty electrical fault that develops immediately after the seller receives the call that the completion has gone through.

    If one is a cash buyer, would it be advantageous to pretend to want to buy with a mortgage, so as to find out what a mortgage lender thinks the house is worth; or would that be just too complicated a strategy?

    Uk buyers treat housing like the "Options" market. SHAKE HANDS for price TODAY , for an Option TO buy 4 months in the future. Futures/options.

    Hi Charlie,
    Our property valuation for a remortgage to release equity in order to make an onward purchase was declined by four different lenders due to a busy rd nearby. Hence, we eventually lost the property we had an offer on. Our current lender does not do let to buy, so we have hit a dead end. Any suggestions.
    P.s love watching your videos, lots of invaluable advice for buyers and sellers in difficult times so thank you.

      That’s a tricky one. I’m assuming you’re using an independent mortgage broker you trust? If not you need to find one and ask them. If you don’t have one or can’t find one my guys are ace and you can contact them here. mhwc.co.uk/mortgage

    Who should order the search packs - the buyer or the seller? Can the search packs be reused for the property if the sale falls through?

      The buyer usually, as it’s the buyer’s lender who requires them. Occasionally, very proactive serious sellers who want to be contract ready will already have purchased them.

    Thinking of buying a house that has had price dropped 25% in last couple of months. Drawback is that it is under Modern method of auction. Getting a survey before bidding. Our solicitor not keen on the method but has had successful completions on the 2 has managed.

      Some modern auction properties sit there for months. Complete waste of time. Is there an auction friendly survey ie one that does not cost the earth in case of being outbid ?

      Modern auctions is a self titled trading style. The basic flaw is that the buyer pays a huge fee to the auctioneer on completion. Auctions are fast transactions which eat buyers alive. Better left to those with experience, deep pockets and money to gamble. Severe penalties if you can’t complete on time.
