  • Solinea condos by Ayala Land in Cebu Business Park, Cebu City, Cebu, Philippines is a great location right next to the large Ayala Mall. Condo living is about lifestyle, convenience, security, amenities and much more. This 1 bedroom furnished unit is available now. There is a large shared amenity area that includes pools, gym, playground, dance room, game room, and more. There is also a garden area and lounge areas for relaxing, walking, etc. The 24-hour security is friendly, helpful, and efficient but not overbearing. The large Ayala mall next door offers dozens of shopping choices and restaurants. Metro Department store and Rustans department store help anchor the mall. These include grocery, hardware, and many other departments.

    That is a pre-pandemic price. I am also staying in Solinea and I pay that amount for a unit almost twice as big and with a huge 14m2 balcony.

    Rod, great show around that area, it is centralized in shopping in the neighborhood. That is really great for us American and other foreigners. I am glad that in the future there will be more towers built there too. Highly interesting to me for my future retirement plans. I concur that it is top choice area too.       Cebu Business District and Ayala Mall are almost a city within a city David, even more so than the IT Park area.

    Rod ! Another Great Video! Seeing the progress they made at Solina since I stayed there in Sept. 2019 was exciting. You are so right about it being a great property, the location, amenities and fair pricing make it a value. The whole video got me jazzed up about returning, I can hardly wait. I have been meaning to fire you off an email but have not and for that I apologize. I assure you I watch your videos first thing when they come out still to this day. I have everything here in order and just waiting for things to open up. Nothing has changed on my end about my intentions of returning and staying in the Phil as I discussed with you at Tom's Coffee the day we met up. Reminder, this is Adrian from Houston, Texas.

    I can see myself in something like this, I love condo living in the city. I do however think the price is a little steep, and I prefer split aircon. Love these type of vids .

      @@AmazingPhilippines1 I lived in Solinea for 1 year, the pool was closed because not finished. The gym was also not open, it had to be finished also. I lived there about 1 year ago during covid, everything is new which is great. The walls are not that soundproof, so you always hope u have quiet neighbors. But, airbnb, and rentpad has many tenants there for vacations, and they can be noisy late at night. You are right about the spilt aircon, Solinea did not have spiltcon. The aircon was way too loud, i had to move my bed farther away from the aircon. It does have everything you need for shopping, and plenty of transportation available. goodluck

    Solinea was the very first condo I ever stayed at in Cebu, prices not bad for me and very nice condo I stayed at the older solinea tower closest to cardinal rosales ave past rustan's supermarket. The ayala mall is one of the best malls in cebu along with SM malls there. It puts a lot of the US malls to shame they look like a dump compared to those.
    I want a unit at the new alcoves tower very nice luxury condo. I'm from hawaii so the prices here don't phase me as the median price for a home is $1 million now which is crazy. Most homes in the mainland are way cheaper that's why many kanos say the price is steep for this condo

    Solinea was the very first condo I stayed at in Cebu. Very nice upscale modern condo I would get one there or alcoves the prices not too bad considering Hawaii is very expensive but in the mainland it’s so cheap that’s why some kanos say it’s overpriced. Ayala is one of the best malls in cebu and it puts the American malls to shame and also the SM malls.

    Hi, Rod.. I am from Cebu living abroad and an avid fan of your channel. I just want to ask if you have an idea if Condominium owners need to pay the Annual Property Tax and how much. Normally, this is payable at the Cebu City Assessor's office, in City Hall.
    As I have observed, for all condominiums for sale, this is not mentioned by the agent. I am not sure if they purposely hide this to attract buyers.
    But, for normal house and lot properties in Cebu, owners must pay their Property Tax annually, no exception.
    This should be one of the consideration when buying properties because it will add-up to your expenses.

    Hi Rod. Nice video.
    Just bought a beach front lot in Negros Occidental. I have a question about noise - I appreciate it is your area of expertise. It’s the same questions for two different building times, how do I quiet the concrete block walls skimmed with concrete: while it’s being built and if it’s already built when you move in. My current house sounds like an echo chamber when the TV is on and you start a conversation. I’m also going to build something on the beach (if I’m ever allowed back into the PH - argh…). Keep it going, it’s still interesting.

      There are many online sites with advice on acoustics. Interior info can be found at Auralex.com with room layouts.
      Walls normally could be treated with some sound absorbing materials and/or sound absorbing artwork. Reverberation is a major issue with hard surfaces on all walls, floor, and ceiling.

    You can get. Little further from Ayala Mall only get nice one bedroom condo for only
    20,000 pesos
    And with additional saving you can visit other island in Cebu
    For some reason Chinese developers try to make expansive for tourist travel to philippine
    Most of those condos owns

    Good to hear you back on track Rod. Another informative video from you as per usual. Nice place Rod, the Gym looks well equipped and great swimming pools although the lack of privacy from surrounding, overlooking buildings would deter me
    as a 'Cano'', LOL. Btw, we are told there has been a resurgence of Covid in our area with some fatalities. Thats a bit concerning.

      Nice quiet and convenient place Bob.
      Viruses mutate and have since the beginning of time. That is why there is a new flu vaccine every year but averages about 44% effective. It seems most Filipinos question the data as many die from other causes. There seems to be lots of "colds" or what I just had going around and easy to call it something else.

    Great looking condo, and I really like the gym in this one....often an afterthought in some other places. I wonder how much the rental market will change once things get turned around in PH when tourism is allowed again. Places like these could be in short supply (even considering all the new options being constructed) and I suspect rents will increase too.

      Doubt it very much. Lot of places have big discounts right now and i think it will take a long while for the tourism to recover in PH. Dont think it will be the same as before at all...

      Thanks Nick and good questions. Too many unknowns right now with governments flip flopping on opening economies and travel. The more restrictions and costs, the fewer travelers, and a very slow recovery I am afraid.

      My opinion has changed over time Chris as I learn more about projects and management of those projects. Also, we all have different priorities in rating. Noise issues, maintenance, and security that isn't overly restrictive are some of my priorities. Location also and the size of units are important. The unit I had at Persimmon was decent and relatively quiet in a good location but security was a bit overboard at times especially during the lockdowns managed by Aboitiz. I think a nice unit in Solinea next to Ayala Mall would probably be good. Calyx in IT Park or Cebu Business Park and several other condos in the CBP area. Asia Premiere in IT Park. Larger units are in older buildings.

    Stayed there 3 weeks in oct. '23. NOT impressed. Overall, small living space, very poor hot water, no stove, had to use a hot plate and buy a hot pot. Guests had to pay to use the pool. I definitely would not buy a unit there. If you are a westerner that likes space, this is NOT for you.

    36000 per month , tell him he's dreaming. Thailand is much better than the Philippines in every way. Although I do like the Filipino people.The Philippines it a much less developed country, and as a foreigner I would never consider living there. Most of the guys who live in the Philippines are old and are struggling on a pension from their home country.

      most of the guys in thailand are old and struggling so no difference there. Thailand is NOT better in every way. The relationships and ENGLISH are Much better in Philippines. Yes Thailand you get more bang for your buck on rent and much better food.

      Not in this PH economy. I’m sure it’s negotiable. So much inventory out there. Many condos in Cebu City and Mactan are going for 20%+ off normal rents while the Philippines is closed. Great looking complex and units though.

      @@mexvette8209 Not necessarily. One thing to know about renting in the Philippines is that you really have to do so in person or have a friend or girlfriend do so in person. And everything is negotiable there, even in a good economy. This unit seems to be owned by a friend of his but often if listed by a realtor there is one quoted price for Koreans and Chinese, another for Westerners, and another for working Filipinos. Also if you offer to pay a good chunk of rent upfront there can be another price. Anyway, always, always try negotiate and always look or have someone you trust at at the actual unit before renting. This complex and location is awesome but the actual units are just average.

      @@chrisj302 If and when I move there I'll keep an open mind about renting. I don't want to settle in any one location as I prefere to slow travel. Example 2 weeks here 2 months there 6 weeks here 4 months there. From Europe to Latin America to Asia. These looks like a good fit for someone who's going to stay in one location 6 to12 months or longer thank you for your perspective!

      @@mexvette8209 then a short term rental or AirBnB makes the most sense. You can even negotiate long term rates at hotels. I once stayed in the Condo floors of Quest Hotel for a month at a decent rate that I got by calling their reservation manager. I also negotiated a long term rate at Elizabeth. This was before AirBnB got popular and was more common there. Anyway enjoy your travels when these countries open up. I have a feeling the Philippines will lag behind other Southeast Asian countries when ig comes to opening up tourism but it’s a beautiful place to visit (with the exception of Manila IMO) and the people are awesome there.
