    helpful thank you! I am studying Arkansas license law online just so it is on my time and at my own pace. I want to really take the time to truly know the material I will be using in a real estate career.
    I have to ask, do you have any videos explaining the difference between subordination clause and subrogration?

      Hi Jordan. Thank you for your comment. Subordination and subrogation are unrelated. Subordination involves changing the order of priority of claims to a real estate asset. Subrogation is the assignment of rights to collect on a claim by a third-party. They sound similar, but they are very different. Hope that helps! - Trevor

    Request/ Question - Are there companies or Third Parties that are specialists or SME's in subordination. If so how how are they determined by rank (if any exists) e.g. by volume or by speed of subordination or Quality of service ??

      Subordination is a simple and easy process of recording a signed document with the county. Typically it is handled by a Title & Escrow company during the refinancing process, but anyone can execute the process. Hope that helps. - Trevor

    why not just refinance with a cashout option and roll the heloc into the new mortgage?

      Depending on where you are in the market cycle, the current interest rates, lender guidelines, etc., you may or may not be able to refinance the total debt and pay off the HELOC. The assumption that you always can do that is what hurt most borrowers leading up to the 2008 financial crisis, and it’s also what’s hurting a lot of borrowers in 2023-24, because rates are too high and people can’t refinance everything they owe against the property. - Trevor
