I have a great credit score but since I’m self employed it’s impossible for banks to give me a good enough mortgage. Credit score is just a small variable for me :/

I get it, being self-employed can make getting a mortgage tougher. Consider checking out our pre-qualification process at www.winthehouseyoulove.com/lender - we work with lots of lenders who understand self-employed situations.

Thank you for another great video. I was wondering when getting down payment assistance, does it effect getting approved for a pre qualification?

Glad you enjoyed the video! Each lender must work with the specific program you're interested in, so that can limit your options

Theres nothing a hard pull shows that a soft pull wont.
I understand guidelines require a hard pull to close the loan but you all need to stop acting like you need a hard pull to shop around.

I tend to agree. Did a soft pull just to get the pre-approval letter. Will do a hard pull when I'm about to make an offer. Why risk getting hit with the score drop twice if you take longer than a month of 2 to find the house.

In this video I focus on the need for one for a solid approval, not just for shopping. I’m just helping people understand that they hard pulls aren’t that scary.

Hi, I have two questions. Would you recommend 6 months of no hard pull prior to applying for a mortgage? And two, a person that’s retiring from their 30 year job, will have a pension only, social security not qualify yet because of age, and will be applying with spouse for mortgage, but spouse will continue working.. how do banks look at a scenario like this?

Great questions, Reyna! It's perfectly fine to have credit checks within 6 months of applying for a mortgage; a few hard pulls usually have minimal impact. Banks view pension income as stable, and with your working spouse, they typically look at both incomes for mortgage qualification. Which presidential candidate will be more helpful for home loans this incoming election? such as CONVENTIONAL/ usda/ fha / etc…

It's tough to say which candidate might impact home loans more directly, as policies can change post-election.

Wish I would have understood this got a mortgage broker through your site and he’s origination fee was $8,000 more than he expressed with only 3 days left to close.
