    Roof is the most expensive part of building a house; I recall getting a quotation in January 2022 simply to get a rough idea of how much I needed to save; it was about R72k when I went back in May 2022 to purchase; it was around R91K when I returned home I cried real tears shame. and with the additional materials that I had to purchase, it increased to +- 106k.

    Good overview. The only advise I can add always have room for unforeseen cost. lets say proj estimation are at 500k, always have 100k to accommodate unforeseen.

It was one of the most beautiful houses in town. It sold for R2.5 million in 2009. How much will a house like this cost in 2053?

    Very informative video brother, however construction Costs vary according to province, KZN being the most expensive place to build due to difference in material and labour costs, followed by Guateng and Western Province. Architectural and professional fees are much more than alocated on this video (professionally from 9.5% to 14% of the project costs). Also always have 10% to 15% of contingency fees (travelling, accomodation, meals, unforeseen costs).
    I think this is a powerful platform to feed & lead our potential clients with informative knowledge in the right direction.

      If you go to his paperwork video he explains why his arch fee was so low. He'd already designed the house and only want the drawings for the city. He explicitly refused any other design/arch services which is where your 14% project cost service fee would come in.

    Building your own house remains cheaper than buying it through the bank but the stress of building, the builder making mistakes then says he will rectify when he plaster or making you purchase extra unnecessary materials just for you to return it is something else.
    I went through hell, just glad I'm done with those guys. Now I'm left with flooring, ceiling and painting 😅

    Have you averaged it out over a price per sq m for the build?
    I built a 2 bed apartment on my property a few years back, worked with 2 laborers over a year on weekends … I did all the electric, plumbing and tiling/finishing myself.
    The did the brick/block and slab and plastering … we mixed it all by hand on site

    I calculated R450k ad there is still so much to do like tiling, painting, bathrooms etc. Whoever told s that building from scratch is cheaper smokes cheap drugs. One needs roughly 1 metre to build a decent home

    I know it's all relative between the cost of living in different countries, but I wish I could build a masonry house for $24,000 USD! You'll probably only get the foundation for that amount here in the US if your lucky (25Mpa concrete mix itself is about $234 USD per cubic meter).

      We have many families moving from the US to South Africa because of dirt-cheap properties in SA because of the strength of the US dollar, the average of the couples is 50 yrs, and they usually buy off-plan or finished homes! I will check a link to one of the TH-cam! By the way, I spent a few months in Bethesda, Maryland, and Colombus, Georgia! You have a beautiful country, but the cost of living there is astronomical! Let me not forget to say that South Africa is the most beautiful country in the world! 😍

      I’d say this build price is actually a lot more expensive than it should be.
      Getting ready made delivered concrete truck instead of hand mixing on site.
      Using clay bricks instead of concrete m120 block.
      Getting in an external company to rough in all electric - which you can do urself.
      I built a 2 bedroom apartment on next to my house - cost me $7000 to build the slab, block frame, plaster and electric, roof, ceiling, meranti wooden bi fold doors, and windows.
      I kept costs down further by taking roof tiles from another house (1500 tiles), I also did polished concrete floors (stain and seal) - which was very low cost.
      A few years later, when we needed the apartment for family … I spent $10 000 and finished the bathroom (dual shower, toilet and tile). Tiled throughout the unit. I built the entire kitchen and scullery myself and installed granite myself. I used professional labor for plumbing (although I went and purchased all materials at cost).
      The entire build and finishing - I used 2 Swazi guys. I find that 2 guys are almost as productive as 6 for most of the work as there’s less chatting.
      I’ve done 38 building projects over the years, incl 18 seperate rooms.

      Indeed, he was overcharged in some of these calculations. I have done my own based on prices (in the Northern Cape though) and it is much higher in this video. On top of all of that, there is still a lot of work to do. This was just the start.

      Don't let them overcharge you, work with paper and agreements.
      My tiler tried that, I pulled up the contract and pulled up the invoices I paid... then they go quiet. There are chancers out there, don't fall for them.

    This is what i was looking for. I love the overall breakdown. Maybe just to be a bit selfish. It would be nice at the beginning to mention the size of the house/dimensions (per square meter) and how many rooms.
    And also add a comment of the sub-breakdowns of the main breakdowns you have here. Example (Paper work includes house plan, Government approval docs, deed etc). But thats just me being selfish. None the less this is exceptional.

    FYI "Paperwork" does not include the plan, bakwethu. Though the video does show the plans, but architectural services are not included from this very small fee.

    R 30932 for windows - is this correct? How many windows were there in total and what were their sizes. Were these the prices at time of posting?

    so you're at about R495k to build that house from the ground up if I counted correctly. Thats amazing. Did you pain it and how much did the painting cost? I guess there are still some big costs coming like kitchen, bathroom/fittings/cupboards etc.

      Hi, yes the amounts include both labour and material. I'll be posting step by step videos soon which will include detailed videos of costs for each stage. I'll share the labour costs for each stage in those videos.
      One thing to mention however is that my own personal labour cost is not included. I personally did most of the measurements, technical decisions and project management for "free". If you are using an experienced NHBRC registered builder you should add anything between R100k - R800k for builders professional fees.
