      Scott thank you! this was the fist time viewing an ADU with a laundry room. For a second i tough they were ceiling joist lol

    What if my garage is already drywall and has wood flooring. Would I have to take down the drywall so inspector can see the framing?

      RJ, most likely you will have to remove the drywall and floor in order to pass your rough inspections. However t he city inspector will make the last decision

      Hello Mandy, i got most of the finishes from Amazon if you search for a bit you can find good products. The door i bough from Urban doors in Northridge. I might add short videos of the finish products on my Instagram.

    why cat5 tho? Isn't that pretty outdated? Cat6 minimum... at this point, there's probably cat7 out there.

      Yes you need them. It will be called out in your plans

    I'm in Los Angeles and trying to convert an existing garage into an ADU and the inspector is saying we need an entirely new independent sewer line that connects directly to the city sewer for the ADU. This basically kills the entire project. How did you guys deal with sewage.

      I think you misunderstood what he is saying, he’s saying you have to run new sewage line from you edu separately and tie it into your existing sewage line.

      You dont go directly to city sewer. You tie it in at the property line. If your inspector is cool they let you tie it to your house. LA only allows one Sewer line per SFR Lot

      I spoke to the contractor and this project will be about $68k fully completed.

      Is there any special permits you need in LA if the room you're trying to convert is over 100 years old? My garage was built in 1912 😬

      The inspector probably told them to install it or maybe the owner just want's a cozy laundry room lol
