    For years my Grandmother worked with a developer. She would go in after the construction to clean, take out the cardboard from the appliances, scrub the sawdust from the tub without scratching the surface. Everything to make it show ready! She was one hard worker! She was so appreciated the developer had her come to his personal home to clean. Once, she was vacuuming and accidentally broke a floor to ceiling mirror. She was horrified. He just laughed.
    I appreciate what you do to these homes. Good luck in the future.

    I like having a window in the bathroom. It's nice to be able to air the place out sometimes.

    Think the house looks great. I’d be very happy to live there. Love the ‘marble’ tile in the bathroom.

    I would use the front room for a dining area and have the living room downstairs .cause that kitchen has no room. I'd stage it that way because if it's a family home buyers first thing are going to notice right off no space for a table in the kitchen area! The house looks awesome!

    Looks really nice! I'm glad you said you would change the refrigerator so the door would open from the other side. That's the first thing I noticed on the kitchen. Much more convenient to have it swing away from the workspace, not into it. Thx

    Just lovely. Go ahead and take care of the door handles. There are a surprising number of people who don't know how to swap the handles. Do you think the gray paint trend will continue? It's a nice contrast to the painted trim but do wonder if warmer tones are trending more. ETA: basement looks fantastic. No worries about staging. This will sell quickly.

    This came out so nice! Funny you mention the size of the fridge. We put ourbig one out in the attached garage that is right off of the kitchen and have a counter size table serving as a coffee nook with a dorm size fridge underneath and a small open shelf above that approx. 1/2 way between the counter top and the over the fridge cabinet. This nicely fills the entire fridge space, makes the kitchen more functional, and it now feels twice as big. We live in Southeast AZ.

    Definitely flip that fridge door. A lot of folks won't know you can easily do that and assume they will need to buy a new fridge. Plus, I would at least spray that laundry room white, make it look cleaner.

    EXCELLENT! IMHO, you've enhanced a really nice property 👍I feared that basement-backyard walkout would become another bedroom. I think you'll find the eventual buyer bought it because of that walkout. 🖖🙏

    Very nice ,as always Mark. I really like the tile in the bathroom. I wouldn't mind the window because it brings in so much light.

    I like how you closed the video sounding like a news anchor, with the "And WE will be back ... soon!"
    The dining area is so small, and it runs right into the kitchen as if an extension of the kitchen, that if I had been the owner, I would think it's part of the kitchen. I'm not saying that's a good thing or a bad thing. It's just something I would be thinking to myself. But if a future owner wants more space in that room / those rooms, they COULD bump the kitchen and dining room out, about three feet into the back yard.

    Someone could always have their living room in the basement and use the actual living room as a dining room.

    Place looks very nice. Good luck with the sale. 10mm socket is needed to flip that fridge door, 1/4" will just strip the nut...

    Regarding the bathroom window you could do what was done in my first house. They put up the surround over the window. You would have loves the mirrors and bamboo on the wall .

    I'd enclose that patio from the kitchen and garage and use that as dinning space.. open things up abit more

    How large of a crew does the contractor use? How long did it take them to flip this one? About how much did they charge? I do flips in Phoenix. I do a lot of the work myself and looking to hire contractors/labor to do most of the work. Thx

    2 things I dislike about this house. 1 formica countertops.
    2 sliding glass door. I despise sliding glass doors. The tracks get gunked up, hard to clean, etc. French doors all the way.

    I thought for a minute that I wouldnt see that god awful blue/grey paint ! But I was wrong you painted the cabinets with that paint ! Do you have access to different colors or did you buy 55 gallon drums of that paint ! Everything you own has that color paint on it somewhere !
