    hi jan we stayed here a couple of years ago and really enjoyed our holiday brings back great memories you and duncan were great hosts couldnt do enough for us wish you all the success for the future shaun & jackie

    Interesting story with the chef guy. We run Airbnbs in our property also, and once there was a chef who stayed in one of our cabins. The guy is sort of famous and even appeared in some reality show on Netflix. And he was a pig! :eft the cabin kitchen a mess like we had never seen. I guess you are right, chefs probably have someone cleaning after them.

    Great video, really informative. It’s really interesting to hear about holiday rentals from the other side. I been on many a holiday where we’ve had to scrub the fridge out before putting anything in it…..yours looks amazing 😍.

    In Italy utilities are very expensive. Coming from the US it's a shock. Not sure compared to UK. Having said that it is very common in Italy to see an additional fee for a/c or heat expenses. Hear our light and gas bills will drastically increase here so if that is the case in France you may want to consider. I have also been to a place where the a/c shuts off when you leave so the guest doesn't leave it on all day, while out and about.

      Thanks santaaugusta122 🥰So far our guests have been very good about turning off the a/c but they will often leave the electric heaters on may sometimes leave the window open at the same time but what can you do. Our Gas is bottled as you will have seen in be the previous video. This does go up occasionally not too much for us to worry about. Because, we bought the two houses as one, all the utility bills etc paid as one too, so we're not paying two lots of everything. Due to Covid bookings are lower so we don't feel this is the time to raise our rents, maybe when things get back to 'normal'.Thanjs again ❤️

    Brava! Taking care of the gite and the guests (even with Air BnB doing some of the administrative stuff) is really a full-time job! I'm impressed - not only with the level of hospitality but also the price! Where I live, the cost of 'private accommodation' is often more than the price of a hotel room, but people are prepared to pay extra. A lot of travellers/vacationers like the freedom, they like self-catering facilities and mostly they love the comfort of staying in a home away from home. Jan, you are indeed going above and beyond! (I couldn't do it). My only question...do you have to get special insurance?

      Oh bother, did I forget to mention that? As it happens, no we didn't have to because our Gite is part of our house, as they were bought as one property and together they do not exceed 4 bedrooms our house insurance covers everything. So that was lucky. I expect for others it may be very different. Regarding our rental charges, it is hard to know where to pitch it to be honest, every year with think about putting them up 🤷Thank you for your kind comments Renée 😘❤️

    Hi Jan great vlog , we use Airbnb a lot in the USA , New Zealand and here in Australia it is very interesting hearing your point of view. I have to say I'm one of those people who strip the bed 🙂. My sister always contacts the host with some question so she can start a dialogue , interesting hearing it from both sides. When all this covid madness is over we intend doing another trip to France, I have a cousin who lives close to Agen whom we visit .

      Hi Maxine, We get guests contact us before their holiday and have a chat. They are often excited about their holiday, quite naturally and want to tell us why they are coming to the area which is always lovely to hear. It only becomes a problem with the French because they always seem to want to contact via telephone and our 'telephone francais' isn't too great. We always encourage email or message as we can read it better than we can hear it. Thanks for watching 🥰❤️

    Hi my daughter stayed in air B& B .It was a very small thatched cottage .Reckons the owners used a lot as it wasn’t very clean at all .So they must have ignored everything you were told .This was last year

      Sadly that's not the first time I've heard that. Some owners be show little or no respect for their guests. ❤️

    Hi Jan,
    This was an interesting video for me as was a previous video in which you cleaned the Gite. We also have a vacation rental that we let and we have stayed in many properties in numerous countries. Our rental is a studio loft apartment with a kitchen and private patio on our vineyard. Our close proximity to Yosemite National Park in California is a huge draw for guests who come from all over the world. We live in a small mountain town with a population of just 1,800 residents, but approximately two million tourists come through the town each year. We close our doors for two months in the winter, but when we are not in a pandemic lockdown, we find ourselves fully booked for the remainder of the year. We are preparing to build another guest house on the property that we will also let to guests. The demand is so high here, we are able to charge quite a bit for a stay on our vineyard. My husband and I share the property with my brother and his wife, so there are four of us here to share in the work. We all take turns traveling and my husband and I love Europe in the winter. Perhaps when the pandemic settles down, we will find ourselves in your region. I would love to stay in your beautiful gite and meet you some day. It is clear to me that you are a wonderful host!

    Hi Jan great vlog to give viewers the insight to running a holiday let it’s hard work having done it with my daughter for 10years everything has to be perfect.As you said most guests are so appreciative of staying in a lovely cottage and will return and I must say it’s so it’s so rewarding when you get good feed back especially in these challenging times.Do you have smart tv and internet as most seem to expect that now..Wishing you a great 2022.One suggestion is maybe a leaflet of how you renovated the property.Stay safe xx

      Hi Morfudd, thank you🥰 We are seeking a smart TV for the Gite, as I said in the tour video, we are having trouble finding one not too big. I did think about adding a folder showing the renovations, we couldn't decide on it. Thank you for reminding me. Yes WiFi was one of the first things we had put in, essential these days ❤️

    Very informative and I agree you go above and beyond for an exttemely low price! To get immediate feedback from your guests maybe leave some (pre-printed) notecards thanking them for respecting your home and asking for suggestions to make it even better (not that it needs any improvements). 😊

      Hi Martha, we always used to leave a feed back form but I think we've got out of the habit. Must do that again, it was useful to find out what we are doing right as well what we could improve on. Thankfully 95% of the time it was positive ❤️ Thank you Martha 🥰

    This is interesting to hear from the renter as we rent from AirB&B often. Besides finding the wi-fi code in the pamphlets but also it is posted on the frig. Sign of the times as we always NEED internet… or think we do! Maybe I’ll come rent from you someday Jan! Happy New Year!!🎆

    Great vlog , you get all different clients, every time I stay in apartments or villas I always clean before I leave ,I am one of them that take the sheets off lol ,I seem to clean as soon as I arrive just to make sure everything is nice for our stay 🤣 unfortunately we live in a world where some people are selfish , I applaud you both for having to put up with these people your doing a great job and have a lovely place to rent thanks Jan for sharing x

      Hi Tina🥰Thank you so much! We all have to be selfish sometimes, it's how we protect ourselves and our family but to disrespect someones property I think is terrible. Just because you've paid to stay somewhere it doesn't mean you can do literally what you want. Thankfully there are a lot of people like yourself out there who do treat holiday let's with respect.     In France you also have the option of gîtes de France. I think most everyone who travels knows that Airbnb is just a platform. I rent a flat just next door to my primary residence in France and I agree with all your tips Jan !

      You are so right Pete.🙄 It drives me mad. Airbnb get the credit all the time, it is like people actually think Airbnb own all the properties! It's not fair, they are just the platform we advertise on. They even try to manage and control us, so they can justify their charges. The problem is, because they are over of the first sites people head for, we need them. 🤷

    Very informative. People think it’s easy once you’re set up but dealing with the public is never easy. I was wondering if you could do a list of the types of permits you need to run this type of business & the yearly taxes involved & also is it more expensive if you’re not a permanent resident of the country you’re running the business in....thank you!

      I think I covered all I am qualified to cover, in my video. It is about our experience as Gite owners, the pros and the cons. Each owners needs will vary according to their earnings from their business. It might pay for you to ask several Gite owners their experiences do you can get a balanced view. Thanks for watching 🥰
