City should be developed vertically so that Infrastructure costs burden to the government will be reduced. The only way to develop the city without too much Maintenance charges is by increasing high rises projects and develop city vertically. It also helps in ground water recharge.
maintenance cost is too high for high raise, already paying 35 percent tax and then you want people to pay more maintenance charges? 1) most gated communities will have current bill rates at industrial cost of 8 rupees 2) all the amenities are very limited and most people would never use them, yet you need to pay maintenance 3) after 20years apartment cost is zero. only land cost will increase and you will get very less UDS in high rise 4) water is biggest problem. you need to pump water to so many floors, for that you need big pumps, and more maintenance 5) indirectly all your expenses(education, groceries etc) become double because of peer pressure. because some rich people in your community eat organic, send their children to rich schools and most importantly all sales men fly at gated communities
1) Correction, Most of the Gate communities in high rise are being charged at 10rs per unit. 2) That depends on the active life style of the individual people and in gated communities you need to pay extra for using community amenities. 3) For high rise apartments UDS concept is just for name sake. As per norms, one highrise life would be around 75 years in India. In other countries, it is 100 years. So no body will demolish and construct high rise very soon. 4) That is why we need to choose community with atleast FDI 140+, so that maintenance can be shared and cost would be less. Less FDI more maintenance charges for individual. 5) Again, It all depends on the individual life style## 6) The maintenance I am mentioned about the one which is not within community. I am mentioning of the Maintenance taken care by Government to the city infrastructure. For sure, Government has to bringup the lifestyle of the common people. That is what happened to the Developed countries many years ago. Developing countries should concentrate on building infrastructure with less maintenance burden to the city authorities. If infrastructure land area is more, it will be very hard to maintain the roads, cleanliness, landscaping etc.
By concentrating the city growth ij vertical direction, Government should focus on Landscaping. Building Parks, planting trees, laying wide roads, constructing small ponds within city to maintain eco balance and reduce air pollution.
@@musalephanichander8894 solution is to stop corruption and stop free bees, not building high rise. Gov has enough budget for infra but are being wasted. except road i don't see any other way gov can save money? water management, waste management, sewage management and every other thing depends on no of people not on Area. to lay 100KM of road it doesnt even take hardly 1000 crores where telangana state budjet is 2 lakh crores. land around the ciry is already owned by people. high rise doesnt help in reducing land cost to build infra. grabbing land for building Parks, planting trees, laying wide roads, constructing small ponds is only solution not high rise.
high rise buildings are the best way to loose money faster, which degrades the purchasing capacity of people. which leads to reduced consumption of goods and thus reduction the industries. only builders make profit out of high rise
Good suggestion
Good suggestion sir
Manchi Margam channel already alerted everyone from last one year. You now crying because of unsold inventory.
Jai Manchi Margam

High rises already proved in other states kada now ur saying not to buy why sir ?
Health issues will come
What they proved. High raises are the worst, it's a trap by builders
Say after 25 years, you will end up with only UDS, Undivided share of land
