Great video guys! One thing I'd like to add is, when you filter the criteria for sold houses on Rightmove, it's not a great idea to use the type of property filter. What I've noticed, while doing research, is that, in many cases, a result will say "terraced house" when, in reality, it's a semi-detached. Or any other combinations. The way I do it, after choosing the radius and last 1 or 2 years, is I just CTRL+F and then search for all 3 bed, if that's the kind of property I'm looking for. That way, I get to see every 3 bed property and see for myself if it's actually a terraced house or not. Also, do note that, sometimes, the pictures you see on for a sold property are not even the newest ones. You might be having some really nice houses selling for £150K in the area, on average, but then you find a similar kind of property that looks like it was in a state and sold for £180K, and you're just confused. If that's the case, just take the full address, search it on Google, and click on the Zoopla link that gives you more details about the history of that property. You might find that last time it sold, it looked very different than what you see on Rightmove. Then you'll understand why it sold for much more than the average. I hope this helps everyone doing research.
Hello again! I have an opportunity to buy an off market property in TS17 9NA but looking on rightmove, zoopla & openrent I can't find many comparables (3 bedrooms) within 1/4 or 1/2 mile. Should this be a red flag and not invest here? Any advice would be highly appreciated. Thank you
