    1. No financial goals (live by design not by default, manage the money, put in savings, decide where to invest) track 1 make money and then track 2 invest money
    2. No budgeting (50% to living expense, 30% to saving, 20% to investing) work towards (20% living expense, 80% toward saving and investing)
    3. Spending beyond your means (racking up credit card or other debt)
    4. Impulse buying (unplanned purchases, following meaningless fads/trends/vacations/newest cars) not thinking about long term consequences
    5. Keeping up with others / jealousy (insecure)
    6. Not saving
    7. No emergency fund
    8. Credit card debt
    9. Relying on one source of income
    10. Avoiding financial education

    Real estate agent here and he is so right. I only have a Tesla MYLR for no reason other than savings. My suits are from goodwill and I get it tailored and it looks brand new. I use my cell phone on a family plan so the cost is split 5+ ways. No Rolex No Flexing...Just an apple watch and hustle.

    I am 53 years old too. I think most my high school classmates doing pretty good. 1980s 90s were best era to start building wealth. you are very lucky to born in those times. we need to thank GOD give you the chance.

    I have always been strict with finances, living under our means, we have saved up a lump sum, but are renting. I want to take action on RE investing but we need a home for our family. This market is nuts, now that we can actually afford a down payment, its cheaper to rent than buy. Prices are too high or rates are too high. Daily i bang my head on what to do Ii follow you on money mistakes, we are cautious about spending. No debt thank God!

    I’m working 9-5 as a medical device technician but I’m also looking for a BRRRR, Rental property, high yield saving account, holding long term stock. Current I own a 2 family with a 1.5% and no PMI basically it’s a free rental property. Earning $1,000 after all expenses

      I took his course too and now I'm making 210k a year. I think you need to change the way you think. I made a lot of his mistakes before I even knew this guy.
