And in order to get approved by the bank, you need to be a permanent resident or citizen with a stable job here in Canada. Annual income should guarantee that you’ll be able to pay the monthly mortgage for 25-30 yrs. Buying a car, insurance depends on how long you’ve been driving here without any accidents. Car payment per month is $600. Life in Canada is not all that glamorous as shown on social media. That is definitely false advertisement. People shouldn’t sugar coat it para lang makapagyabang sa kapwa pinoy sa pinas.

I remember a Filipino lady caregiver in Vancouver who petition her husband as well as her teenage daughter & was living in a small bedroom. Upon arriving inVancouver the husband & daughter could hardly find a job. With all the financial stress that the lady caregiver experience in taking care of her family she committed suicide. May she rest in peace.

What’s even sadder is that Filipinos back home don’t even realize how hard it is to earn money here in Canada. Tapos sabayon mo pa ng depression.

Emergency fund? Savings? No matter what happens put away at least 5% of your income to savings and emergency funds. Because things will happen when you least expect it. I know it’s hard because Canada has high taxes but it’s out of anybody’s control. There’s much to be said about essentialism (only buy what you need, not something you will put away and gather dust and occupy a space that you could have enjoyed. It’s always liberating to see less clutter in the house and the less you bring in, the more space you have to enjoy. Try “trimming some of the fats” in your expenses and start getting rid of unnecessary stuff and you’ll find there’s always room for improvement in everything. Sorry for the advise but been in the same situation. You will be fine keep working hard that’s life in Canada.

Larger down payment will mean your monthly mortgage/payment will be lower. Smaller down payment it means that you are borrowing a larger amount of money. Home ownership there is an incredible amount of factors to be considered.
