@@DrainMedic one question why is everytime you clear a drain the access is in a garage or cellar why not outside the building
Its just how it is in our area. We get exited when we find a outside cleanout. Maybe 5% of the time there is one. Its why you don't see us use a jetter much. To much setup time on the inside. Whets funny is we seem to find more in the winter. Or just seems that way. Maybe because I hate the cold. 😁

@@DrainMedic oh wow all washing machines in the uk switched to cold water fill only in 2006/2007 they all heat their own water including dishwashers

Good advice a water alarm, certainly sensible because the washing machine is in the basement, unattended.
