      Hi Alex,
      Unfortunately, Upon conducting further investigatory work with HMRC, I must admit that I am not 100% confident in the justification of the claims we are proposing to make so I have taken my guide down for now.
      Once I have worked the entire process through with my own properties I`ll have more confidence in the process.
      I`m sorry for the inconvenience.

      @@new2property thanks for your reply. I am in a similar situation where the house that I bought was livable but in a state of neglect, I had to go back to brick and do a full rewire. Would be nice to get the SDLT back if possible. Cheers!

    Do you know anywhere I can get a property inventory checklist template from please. And is there anything else you give new tenants upon moving in. These tenants are going to be digitally signing contracts. Appreciate your advice as always. I expect you've already done a video on this somewhere

      I actually don`t have an inventory checklist, my agent now does it all digitally with photo`s, they go around and photograph everything before the tenants move in and then use it as evidence on checkout.
      You know what you have to provide the tenants legally right? such as the deposit certificate, gas and electrical certs and right to rent documents etc?
      I also give them a damp and condensation management sheet, you can download a copy of this on my website www.new2property.co.uk

    I love the unsubscribe emails one. I've recently unsubscribed all of my marketing emails that i tend never to open but just delete.
    They're now gone so I don't spend time smashing the delete key!
