Dude this is gold. Thank you thank you thank you. Like you, I also went through some learning experience at the beginning but have (hopefully) learned my lesson from my first real estate partnership. Currently, I am in the planning stages but time will tell if I have truly learned from my mistakes. Good day to you.

I have know someone that wants to buy a duplex on FHA, and live in one and rent the other. It I cover down payment and closing costs, so you have any suggestions how to structure a partnership in this way? What would be fair for me to ask for?

    Hey Seth,
First time on your channel, thanks for putting this info together. I hope to find more advanced topics from your channel here. I'm looking to setup some MFA deals with people I know who have cash on the side lines next year. I moved to the market in which I want to invest in.

I have couple international investors that they want me to invest my multifamily business. Whom can I talk to structure this agreement in US? Any recommendation ?

You'll need to consult a cross border accounting specialist who is familiar with the tax treaties with the investor's home country, as well as a securities lawyer.

How would you advice to make a legal agreement in my situation ?
I inherited house with reverse mortgage. The equity on the house is higher than what reverse mortgage. I can sale the house and woke away with $300- 340K cash and buy house in cheaper state paid off. My boyfriend offers me to take a loan from his bank to pay off the Reverse Mortgage but he wants to be on title. If I decide to buy the house from myself with him which means I am putting 340K into the house no interest and he has to take a loan of 240K with the interest. If after 3 years we decide to sale he wants me to share with him 45% of profit and pay back loan with interest he had to take to save the house. That’s where are disagreement began because its has no sense to me at all. If he had to buy house on his own he would be paying his own loan and interest and wait for equity to go up than sale to make $ Why would I have to pay him loan with interest and share the profit ? I can not believe that my boyfriend is trying to rip me off or he is just simply not getting it. How do I do legal agreement correctly in my case ?

Are these partners active or passive or neutral?
-whag if the partner is a paranoid n a complainer by nature?

I’m thinking they would be active. Passive investors have no say in the matters he discussed. As for complainers, don’t partner with them.

My thought is I want to get my money back faster since I’m putting the money up.
