    Every time I listen to this guy, I think “everything is going to be okay”. And then I go into the real world where everyone tells you if you don’t have over a 700 credit score, bother applying for anything.

      Maybe finding a lender that’s willing to work with you. Often, people want to work with loans that are easy. Don’t give up, keep searching for the right person. I’m doing that now.

      Ya and everytime you go to a new place its a new credit check on your report for them to tell you no... Noone wants to do the leg work to get you the fha loan with the actual lower score requirements. They want it easy for them.. in and out and they make their money... before you ask yes I am very salty with these companies.. lol

    It only took me about 6 months to get a 640 credit score for my husband and I. Now it's at 730

    Ok, you’ve got to do a tutorial on how you are getting your text on the screen with the iPad and to get it to look transparent. Great video!

      First, I screen record my iPad and use a drawing app called Adobe Fresco.
      Then, I record the video while drawing any notes on the iPad.
      Next, I import both the screen recording and video into Final Cut Pro. I overlay the screen recording on top of the video and sync them up so you can see me draw and talk at the same time.

    I was told by almost everyone my score needs to be a 640 or better i have a 595 and no one wants to approve me for a home loan.

      Your standard credit score is different than your mortgage score. When I was at 595 with Credit Karma I later found out that my mortgage score was actually 480. I was devastated. Also, you have to shop for lenders. Just because FHA allows 580 credit score, some lenders have their own requirements. For example, we were trying to get a house with a builders preferred lender and they required a minimum of 600 credit score whereas right across the street a different builders lender only required a 580.

      @@ButtonBabbleCreations when I was at 620 mine was the exact opposite our mortgage score was 671. Credit karma isn't the best for keeping track of your scores I use the ones from my bank and my credit cards to keep track.

      Remember that your payment history is your credit rating. If you pay on time or in advance, expect that your credit score will shoot up to 800. It doesn't matter if it's a big or small purchase, as long as you pay all your dues on time.

    I had a series of horrible injuries mostly caused by others in the last 15 months. I had a perfect credit score until May when I was injured by a deflating air bed, in horrible pain, could not walk for 9 weeks & was in so much screaming pain, I was only able to pay 1/2 my credit.
    I am now getting back on my feet, literally physically & financially.
    I am now paying credit off slowly & did pay off one account this month.

    Kyle, Hey man - want to say thank you for all of the videos and work you put into them. I cannot tell you how much I have learned from you over the past 4-5 months after coming across your channel. My wife and I are going to start moving forward with purchasing a home in the next few months and have been working hard on our credit. Hers is well above 700 but mine is low lower to mid 600's (depending on which agency is reporting). Thankfully - I just settled/paid my final closed card last week - and am waiting for that to show up on my credit report as zeroed out - and hoping that will help out - I'm nervous to have a lender pull my credit before that shows current. So fingers crossed it doesn't take forever. But this is a good video to remind me that there are many factors to my score and thankfully - we're using our current credit cards WAY smarter than ever before and finally understand paying off in full each month - and credit utilization. But yeah man - I feel like I've gone to school between your channel and others so it's greatly appreciated. Jeff.

      Most lenders in VA and elsewhere are now looking for a minimum of 640 regardless of the program used. I quickly looked at Nexa’s website and it looks like they do loans in VA. I will tell you to avoid VHDA if you’re even thinking of occasionally paying extra on principal down the road. They do not allow partial or principal pay down payments (learned this when I mentioned paying it down to my daughter who has one).

    This approved lender is telling me we need a 680 at least for the middle score for a usda loan and I’ve never seen that anywhere. I should find a new lender who uses 640 in case my score doesn’t come up quickly enough, right?

    Kyle getting real! Haha. I like to whine about no-credit-score applicants (myself) are treated like bottom of the barrel. We have the same conditions as the 580 app. I choose not to play the "game" of debt. Consumers never win. I wish someone would require utility companies to report to credit bureaus each quarter (reasonable?). JMHO. As always, GREAT content! You are my favorite NON bio son. HEHEHE

      You can actually self report that through the experian app. I did it at the beginning of 2021 to help build up my credit score and now I close on my first home on tuesday

      Also have manual underwriting. Churchhill mortgage is a very popular one. Highly recommended by Dave Ramsey.
      I plan to go that route however my score is 750. But I plan to pay off all debts so that score might tank.

    When I was 23 years old (many moons ago), I got my very first mortgage with a 625 middle FICO mortgage score. I didn't have bad credit, but I had very little credit, so that was suppressing my scores because my file was so thin and I didn't have enough revolvers. I only had one car loan and one credit card at the time, which isn't enough to build credit. However, I was able to qualify for a USDA no money down loan and didn't have to pay a dime at closing. My husband and I are now buying a new home with conventional. Remember, when you are looking at your credit scores before applying for a mortgage, make sure you are looking at your FICO Mortgage scores. FICO has several different scoring models. What you want to pull are your FICO 2 (Experian), FICO 4 (TransUnion), and FICO 5 (Equifax). Those are the scores mortgage lenders will see and they will use your middle score and will drop your lowest and highest.

      If you’re willing to pay for your landlord to report your on time payments, you can sign up for Rent Reporters. I did this and they started reported my payments within 2 weeks and my credit score jumped up significantly.

      Yes, it's possible to get a mortgage without a credit score, but the process is typically faster when you have a credit score. :)

    When you say a limit of x amount of 30 60 or 90 lates, within what time frame? For example, if there are 90 day lates from two years ago, is that going to disqualify from AUS? Thanks!

      The AUS system is a bit complex. Basically a recent late payment is viewed as more negative than an older one. So making sure there are no recently lates is the goal, but lates (especially older ones) won't immediately disqualify you.

    I am getting the run around with a 630 credit score. I don’t understand why. I’m a retired veteran, no bankruptcy, 15 year career with the Va. why is it this hard. I reported all my rent through a rental company. DTI is is 20k income is 127k. 😢 no one with work with me. I don’t understand

    My spouse has the 2 year employment history and makes the highest income out of both of us but has a 625 credit score. I have 700 credit score but less than a year employment. What are our chances of getting approved if we apply together? Our combined DTI is around 39%

      I am in a similar situation. Unfortunately your credit score will mean nothing. They will base it completely off the one with the lowest credit score. They will run reports from the 3 bureaus and take his middle score. So if he has a 700,625,600 they will take the 625. Sooooo unfair how they do things. 🙁

      I suggest that you build your credit score to 800. Lenders prefer a DTI lower than 36%, with no more than 28% of that debt. Good Luck!

    Why does it take so long for you to get a letter stating if you're approved or denied from the USDA ? They told me it would take 30 days or lesser

      Actually, the process from purchase contract to closing takes around 4-5 weeks. Good Luck!

      If it's due on the 1st, and you pay it on the 2nd, it's late.

    Eugh! I say just work on your credit so you can get a conventional loan. I got an FHA pre approval on 640 but it’s really pointless because my offers get overlooked in today’s market.
    I get overbid on semi decent homes.
    Or
    My offer gets overlooked on fixer uppers because the owner is unwilling to fix anything to pass inspection.
    Or
    Any showings gets automatically cancelled once they find out I have an FHA
    I gave up, it’s been 6 months since I got approved. I guess I’ll be renting forever.

      Awe too bad you don’t live close to me. I just sold my own to an fha loan. No issues we had. But I understand the fha loan. The appraiser has to be the final say to what needs done. Forget the inspectors. If the appraiser says you need new gutters and the seller refuses to do it you’re out a house. And that blows.

    Which credit score do mortgage lenders use? I just learned that Experian has different FICO credit scores....

      Equifax: FICO Score 5 based on Equifax data; also called Equifax Beacon 5.0

    Hi Kyle, I am wondering if I go forward in attempting to buy - it would be my first time. How would you recommend I go about it? Meaning should I go through Bank of America with the 17,500 grant offer for down payment option, or should I go through like an FHA or Government assisted loan with 0?or 3.5% down? I am pretty clueless on how. to go about this right now. I have been trying to learn through your video's but I guess I am a slow learner lol

    I had bad credit in 2017 and had good credit The last four years of payments on time.. but they keep updating the 2017 to make it look like it’s active now I don’t understand it hurts me as far as buying a house can you help

      Hi! For the 3 big credit rating companies, late/missed/ bankruptcies will stay in the report for approximately 7 years. So be very careful of your delinquents. Best of luck!

    We are in the process of buying a new build. We just found out that we just got a 30 day late it dropped my husband score by almost 100 points. We are suppose to close in Nov-Dec. it’s conventional loan. Will we be able to buy our house?

    I paid my credit card off in oct of 2023 and my credit is still garbage. 574 credit score.
    I dont get it, i always had good credit my whole life. Made one mistake during covid, and fixed it, and still being pentalized.

    Hey Kyle, had a question for you. Im curious how reimbursements are calculated into accounting for income when getting pre approved? For example I receive anywhere from $550-$1200 a month for car allowance depending on how many miles I drive. I have a $525 a month car payment and wondering if they can offset that seeing its basically paid for by my work thru the reimbursement?

    Please help, I'm currently in escrow I have a credit score of 800 and one credit card but havent used it in 1-2 years till just now, it was still active but credit report shows "recent lack of inactivity" but again 800 credit score I do have a history of making my payments on time when i was using it, I've had the card for 7 years would that disqualify me from a mortgage? My co signer has a good history.

    I'm sorry to ask this question to you I have a 580 ish credit score. First time buyer the negative marks I have our when I went on a trip overseas for a few months my credit cards got past due but when I got back I paid them off.
    My base pay is 1750 a week.
    My lease is running out and I really don't want to give somebody rent anymore. Will I be able to get a loan for like 200k to buy a house ?
