Every property will have the deed restrictions listed in the contract.
That's why knowing the exact encumbrances associated with the property before your clients show interest is important.
Some buyers seek out properties with deed restrictions because it helps dictate the appearance of neighborhoods.
If you've ever traveled through a neighborhood where every house looks similar, you would have traveled through a deed-restricted zone.
This creates a uniform suburban look that appeals to some property buyers.
But, some buyers are discouraged by deed restrictions. This type of client looks for properties that give them complete control over the land.
A deed restriction will legally limit what you can and can't do on the property. For some, that's not a good house to live in.

Are deed restrictions the same as “final plat for the subdivision development”?
No deed restrictions are specifications on what can and cannot be done with the property. They’re normally created by the original landowner or an HOA. They’re usually not enforced much in rural areas, but when you get into more urban locations the county can come heavily down on you for violating these restrictions.
Does HOA fall into deed restrictions?
No, but they do enforce a deed's restrictions within the HOA community. They're a separate entity altogether.

Deed restrictions same thing with Home Associations?
Hi, Euphoria Bliss. Deed restrictions and the Home Associations are two separate entities. Although, Home Associations can set neighborhood guidelines that dictate the appearance of houses, they are not deed restrictions. Deed restrictions are encumbrances that come with the deed to a house whereas the Home Association is an organization of people.
So HOA can be challenged or better yet put before the association for approval but deed restrictions are air tight not changing them
