    The mold crisis was a product of the 80's in Western Canada. And yet there were still architects in the 90's who still promoted the use of face sealed stucco on apartment and condominiums. The developers wanted it and some designer/architects would still sign off on details that resulted in rot. The building industry refused to accept responsibility. There was lots of finger pointing and resistance to more expensive detailing which permitted the practice to continue long after the problem should have been rectified. As you noted in your comments there were still installations occurring in the 2000's. As a draftsman in 90's I would hear of certain design offices that were known as developer shops. Fortunately I was employed by more forward thinking professionals throughout most of my career.

      Considered it a compliment, I am not here to impress anyone, I am here to share a line of thinking. One that I was taught, and feel obligated to pass on. Yes the red ink flows probably more natural than many like, I am not here for an art contest (I know good thing). People need to listen, understand, and continue the conversation........the drawing is a means, not an end!!

    Hi Matt and Steve, great video! Steve mentioned that caulk failures (and the resulting water leaks) account for a large percentage of callbacks from a homeowner and also that sometimes a builder will brag that “there’s no way our building will leak because we used 3 cases of caulk”. Is it possible to detail the building’s cladding around doors, windows and exterior corners without using any caulk, or at best the very minimum amount?
    Perhaps Steve could show examples of flashing details that don't require caulk for houses built in different climate zones, either with or without exterior insulation and using different cladding types. If people can see that by changing their flashing (or trim) detail they can avoid using any caulk at all they could eliminate the weakest link in the WRB chain.

    Regarding the basement and drainage, here in Sweden I think permeable systems have been dominant for the last 10-15 years at least. Such as the Isodrän system that uses a very permeable 4 inch insulation sheet and a textile on the outside. Before that they used tar or eps/xps insulation sheets in combination with a waterproof plastic membrane with nipples to create a narrow air passage on the outside of the basement walls. The permeable systems are based on letting the basement walls breathe and dry out. So during the first months after installation the basement can be quite moist before it dries out. It means that the basement must be heated and the earth outside near the basement wall will be dried out to some degree. It also includes a drainage pipe on the outside that should be located below the lowest part of the foundation, placed in macadam, and often connected to a drainage well with a pump. This seems to work very well if not for extreme ground water levels or very bad management of rain water near the house. And you cannot use waterproof material on the inside of the walls or floor of the basements. But that is a problem in most cases, due to build up of moisture from the ground below over time.

    Every home and business should have a 2 foot overhang and install a rain water collection and storage system along with solar panels. Even in areas where rain is infrequent it is crazy to waste the little rain that does fall and waste it.
    We need to stop planting green lawns and switch to local native plantings around homes.
    It is crazy to plant lawns and build golf courses in dry desert areas. We waste too much water and electricity.

    I watch all of your videos and love the content! Great job guys please keep it coming. If I could give some feedback the background music is very distracting and at times makes it hard to focus on what your saying. Maybe its just me

    Steve, when measuring for the protection “X” vs “Y”, are gutters included in the measurement for “X”?

      A lot of times contractors use hybrid caulk with silicone that lasts about 5 years in exterior applications so maybe it only appears to be 100% silicone. Another factor could be trim expanding and contracting with temperature changes, new construction shrinkage or simply it was applied to dirty surface. Hard to tell without closer inspection. Hope it helps.

      Yes because most sealants don’t have uv inhibitors in their formulation. So unless it never sees sunlight almost all sealants will eventually fail via contraction and failure

      @@DrMJJr quality exterior sealant is designed to last between painting intervals; here in north east 10-15 years minimum. I bet cheap interior latex caulk will last 5 years. Water intrusion would be my next guess.

    Water or hydraulic pressure, every contractor should pass a water test.
    Including going to a river and seeing how a river eats through rocks,and removes levies when a backup is caused.
    Really enjoying this series!

    I agree with Steve that the client has to care about fundamentals enough to take up references from other clients to see if the buidlings designed or built by the architect/builder have had any fundamental problems. If they don't care about it enough to even pick up the phone, they are taking a massive risk on the architect or builder's expertise and integrity.

    Good points about assuming/planning for water let inside the envelope [Matt did discuss this in terms of frequent vs occasional]. Also, much of water damage includes 'water invited in' like plumbing, HVAC, and appliances which is to me, part of the same macro H2O mgmt discussion.

    Great show this is absolutely the premier venue for staying current, however I do not believe that any homeowners will ask the questions Steve suggested as a generalization any more than a patient asks or tells a doctor how to treat or manage a disease/condition. This will always fall on the pros. Clients expect and will continue to and in my opinion rightfully to hold the pros liable for the preformance of the structure we build or repair/restore. As builders it's our responsibilty to inform and insist upon sound practices for our profession/trades. It's pure folly to think that any jurisprudent venue will hold an owner/client responsible for anything we build even in the presence of signed waivers, I will refuse any work or engagement where I am kept from doing the correct work by a client to do otherwise is to court regret/disaster.     One more comment is the need for a cricket if there is a chimney or other wall at the bottom of a roof slope. The one good thing the flipper did to my house was they put crickets above the chimneys. The previous homeowner always had issues with water infiltrating the inside where the ceiling came to the chimney. I haven't had that issue since I bought the house.

    Please tell me why houses in Louisiana are constructed with out gutters

      I'm not an expert, but I suspect it is because of the amount of rain that falls in Lousiana; so much that it would inundate any normal size gutters, and gutters large enough to carry the peak rainfall would be need significant structural strength and look out of proportion or just be oo expensive. Does anyone else have any knowledge of the reason?

      Cedar is a great choice of material for cladding. Not only it performs well in weather exposure but is somewhat bug/insect resistant, light and very easy to work with, all natural and budget friendly. Good coat of uv protectant water sealer to prevent gray weathering effect and you good to go.

    All the prevention efforts can be defeated when the irrigation company comes in and puts in heads which spray onto the wall. They put the heads under the overhang. Even drip irrigation can be a problem when the drip insert starts leaking and spraying onto the wall. For me, it didn't help that the siding was the recalled pressboard.

      I appreciate your excitement - but you need to understand the principles of building science before we can talk about the materials to use. It's kinda like me telling you we are going fishing, and I tell you to bring your gear. You'd probably need to know what kind of fishing I had in mind, before you can choose the appropriate gear. As Matt stated, we have more series to come, but information needs to be treated with timely respect to ensure proper use....

    sorry but the execution of this series is not on point. First of all you guys go on tangents and dont really focus on the topic. There's no point by point explanations, there's background music on conversation, cmon. And the drawing by even the halfway point looks awful with red chicken scratch covering 99% of the diagram.
