Aegina is indeed expensive due to the proximity to Athens. and a 2nd thing that local people on other islands told me that real estate agents now focus mainly on buyers from outside Greece. Prices have gone up due to the fact that many non-Greeks were (and still are) buying property in Greece. And in such a way even that it has become difficult for locals to buy a house for a decent price.

Yes I have heard the same. Something to do with people being ready to buy and not needing to get a mortgage sorted.

This is Aegina, it's bloody expensive. you can still find cheap houses in Greece, we paid 30,000 euros for ours.
