    Well done PK! Applaud your patience and staying on the side of the reason. Your introduction of Veronica and Chris as old school at the start was way way too kind. All they were doing was looking for holes, twisting your ideas to downplay them. Then counter argue to make themselves look better.
    This turned out to be a conversation between an educator/mentor and two sales professionals.

    O my goodness, listening to the arrogance & rudeness of Veronica, I would not even contemplate purchasing a caravan from this property agent. Veronica seems so so rude & self opinionated. PK you are indeed a gentleman within the real estate industry.

    The second Veronica spoke you could tell she was fishing for trouble and had her side kick there to back her up, a pre planned ambush you might say.
    It takes a special person to not take that kind of bait, see past the negativity and still want to help that blind person see the light.

    Chris's faces to show doubt, lack of trust or that PK was wrong when PK was talking is horrible and typical of arrogant people, Chris should be ashamed of this behaviour. Veronica was mildly arrogant. I wouldn t buy one nappie from these two. Well done PK, I value your humble way of handling the agressive posture of these guys and yet teaching them. Awesome! Maybe I take your course 😂🎉

    I remember a time when I first saw PK's videos and I was like "he is so young, he has no idea". But looking at these debates today, those thoughts seem very credible. I genuinely liked this discussion because basically we could see 2 points of views on the property marked that don't agree, on the same video! That was gold.

    I think I was the second person to watch this after it was released yesterday morning on my favourite you tube channel and was stunned to see your face but thrilled to hear what was going to be doozy of a discussion/debate. It was fabulous and credit to you as you were so calm, polite and respectful. But they raised some great challenging points too. The discussion brought up a lot of great points (primarily my major concern of a new breed of inexperienced money hungry BA's getting paid a mozza to spend OPM) and also a couple of potential weaknesses in both camps imho that each could further learn from the other to augment their staunchly held approaches. Def recommend a listen/watch.

    Good interview mate, I have bought and sold 10 properties in my life and never needed a buyer's agent and if your needing a buyer's agent to even get a look in then your probably buying at a market top then you should use another asset called patience.

    I think most of their views about property investment are aimed at higher income earners - different audiences. I think its great that there's an option for everyday people on average incomes to get into the market by teaching themselves. This pair are beneath you for an interview.... like a bit of a set up.

    Grace and respect mate. You were the only one in the conversation displaying those traits. Fact is, in all things, there's more than one way of doing things. You've discovered a way that makes the property market accessible to people who may have previously seen it as a pipe dream. They would've done better to enter the conversation with curiosity rather than an "I'm right and you're wrong" attitude. We can all learn something from someone else, and often new learnings come from unexpected sources. You stayed open and simply discussed what has worked for you and those that follow what you teach. And you're teaching people how to fish rather than telling them where the fish shop is... I'm glad i watched this. Thanks mate.

    Oh my GOD THIS BOILS MY BLOOD! 😡 As a consumer and someone looking for a quality mortgage broker/buyers agent, their attitude is absolutely nasty, condescending and makes me run the other way. They are true examples of how to disempower consumers and make them feel they have no way of being their level .. it’s disgusting and I don’t like the superiority complex they have. Great job PK I would have lost my shit in the first 5 mins lol

    I bought a townhouse in Logan (Browns plains) 11 months ago it grew 20 percent with good rental yield. Logan has great localisation and still good affordability for first home buyers /renters. Growing prices pushing people there and not just investors but also renters and people buying first home. If you have a choice rent or Logan you go Logan.
    Just few kms up because different municipality same properties 20 percent more expensive and so on up to cbd. People shifting from houses to townhouses. Later they will shift to units. Salaries don’t grow as fast as properties

    Not a student of you PK , just following your videos for last 1 week or so and trying to learn ( want to enter into investment and looking for some guidance 😅), won’t go into the discussion of who was right and who was wrong in the podcast , but the cool demeanour u showed in there is worth to learn not just in property investing but in general in life .. u handled the q’s with poise , instead of trying to poke holes and getting deep into counter arguments..also a person can be trusted more if he is open to criticism and is able to accept the mistakes and shortcomings he has with an open mind , which u did , I can’t say that for the others, they were more combative rather than putting there narrative for ppl to judge .. but overall a good conversation , something a listener can get away with after listening!

    Haha I’ll be completely honest
    I’ve bought 3 properties in 36 months , all around low 400k mark
    The first one and two I kind of looked in based on rent return and I’m glad I’m did (I was quite lucky in a sense because they have done pretty well)
    But how ever I did Pks course and it changed my whole perspective on property data.. if I had listened to that Chris and put 1m down for my second I would he completely stuck and would not been able to borrow regardless.
    I’m so grateful I found a place in Perth for my 3rd at 400k that rents out at $480 per week because it is already and struggle with interest rates and If I had listened to these scam/buyers agents I would of had to sell.
    Pk doesn’t say this is the only way to become wealthy. He says this is the data and this is how you can make good growth to yield within your budget to maximise your situation!
    This Chris guy was acting like pk is pushing that is the only way when he literally said he is now investing in 3-4 million commercial properties.
    These matrix minded people will always push there agenda, I have 700k in equity in just over 3 years and when I have more money to use I will invest in bigger things ( it’s not rocket science)
    Pks course is the perfect way to start of strong and get a few properties under your belt! Starlight up , he’s not claiming you’ll make 20m
    You follow the data and do it yourself

    Thanks for sharing this PK, interesting discussion however the hosts kept on focusing more on producing a counter argument to your thought process/system and made it appear that the whole property investing process is so complicated.. I don't understand how can someone turn a blind eye to historical data that validates your system and ignore so many success stories. Thanks for participating in such discussion ,i am sure you would have expected this sort of conversation.well It actually reaffirms that i am on a right path with the system you teach us.

    You were sandwiched in the middle and they struggled chewing you. I think being an investor in real estate is just like bodybuilding.
    It's more individualized. What works for you right? It's like bodybuilding, some program ajauwt doesn't work for you, because it just doesn't gain anything to you and you found out something superior in your own way to achieve your dreams.
    But one thing for sure, you always focus on forms when you lift to avoid injury. Same in investing, there's always a form, and you need to follow that to avoid going down the hill.
    I've watched this video the second time and I praise your calmness and superior intelligence PK to outwit both them.😊

    Well done PK. Anyone who's done your course would probably have answers to most of the questions of Veronica and Chris. I was tempted to say go to week 2 or week 3!
    Having said that, I'm someone who has engaged a Buyers Agent even after having done your course. Not because i dont know how to do this but simply because of my current work and personal situation.
    I see value in a good BA because:
    - they track and have access to a wider market / suburbs than I could possibly track alone to identify high performance assets
    - they perform all the analysis and summarise it for me, so I dont have to come back from work and do the analysis myself
    - I'm paying them for a service, so i can hold them to account
    - i can expect a timely turnaround and my own work load does not have to dictate how much time I spend on this
    - essentially, they can do an effective 'sourcing' job for me to meet my needs
    The benefit of having done your course is that i can ask them all the right questions and confidently decide on whether the property they recommend is actually right for me

    I'm not sure what Chris is carrying on about with wage growth, I work FIFO as a sparky and I am getting paid the same as what I was a decade ago. Wage growth has not has any correlation to price growth here in Perth this year, its been the lack of supply and interstate investors that has been causing the prices to go up. Maybe the blue chip suburbs full of executives and directors and CEO's are giving themselves decent pay rises but the middle class is still struggling with any kind of wage growth....

    Not sure if it's an Austtalian thing but I'm in my 40s originally from the UK and I'd never heard of a buyers agent until I came to Australia. Why bother paying someone to find your dream home when the dream is yours only.

    Well done PK for how you handled this interview. This reminds me of a passage in the bible... Mathew 7:6 'Do not give dogs what is sacred; do not throw your pearls to pigs. If you do, they may trample them under their feet, and turn and tear you to pieces'.
    These two had an agenda and just wouldn't hear you out. I think your strategy makes perfect sense... just cant believe these 2 experts couldn't grasp the concept.

      I’ve seen the portfolios of over 1,000 clients, with most of them having used a Buyers Agent, so I know exactly where almost every buyers agent in Australia is buying.
      If you want to use a BA, perhaps the best person to ask which one is me. And I can happily recommend.

    Great debate. buyers agent was extremely biased in her tonne and the way she was speaking and presenting questions. Absolutely you can trust property managers and even other sales agents in the area based on the relationship that you make with people. I bought two properties in Perth were I have even spoke to other sales agents in the area by making enquiries about other properties in the area.
    You can never go with the Median, As i bought a property in Nov 2022 in high 300s and comparable sales are 470k to 500k (Same street, same size etc. properties) but the median of the suburb for 3 bedrooms is 5% (Clarkson, WA)
    The only thing that i disagree with PK is, bluechip suburbs perform the same! I will refer you to Corelogic past 30 years data and you will see that in most cities and regions, higher socio economic suburb have performed way better.

    Hey PK! New to your channel but I echo the sentiments in the comments. You really handled the questions well - it sounded like a cross examination in court with your own words being used against you but your calm demeanour and rational arguments coupled with humility shone through.
    I did have one question though - when you said in the long term most markets will perform about the same - do you not think that more premium suburbs (near city/beach etc) outperform in terms of overall return over 30 year periods? I've tried to look deeply at the data on this and it has actually been hard to tell for sure although most 'experts' would say they perform maybe 1 to 2 % better overall....?

    You should do more of these interviews! 😂 The more I listened to their old school thinking, biased and leading questions and lack of humility when proven wrong (Chris in particular), the less credible and clueless they sound. I do hope both are not too scared to rise up to the challenge of being interviewed on your home turf 😁 I got my 🍿 ready when you mansplain to Chris the income growth chart! 🧐😂 Kudos to your professional composure 🙌 and don’t be too nice in the next debate!

    @1:07:00 Waikiki's 36 month growth is 50% vs Subiaco 45% with a average yields of 5% vs 3% respectively. Also claims regarding income growth causing house value growth are false, Perth's median household income 2016 - 2020 went up by 10% but house values fell by 10%. Income growth could be 1 factor out of 100 to growth but its certainly not a silver bullet.

    Really interesting watch.
    I am definitely above average income earner, living in WA, but the idea of affording a cottesloe/subi/Perth property is like a decade away. 30% growth of $0 is still zero.
    So PKs methods/targets promoted/etc 😉 are far more useful to typical people.

    For a moment it felt to me like they came to your show where you are leading the conversation.. enough to make them run for their money sooner than later ..the way you have tackled, or even countered their aggressiveness towards you with such patience, confidence and calmness is perhaps one of the strongest characteristics you have that people like us are fond of!     this was literally like watching a boxing fight where the two fighters were in completely different weight classes. PK was a heavyweight who came in with a game plan.     PK, It is clear to me that they feel threatened by your data analysis method ... Although I think that they deal basically with wealthy customers in Sydney and Melbourne, so their business should not be in conflict with yours. I follow their channel, it is useful most of the times

    PK, I believe there's no one size fit all the the approach of property investing. If someone with single income of $400-500k annually, they would not be using your approach, they would buy negative geared property in Sydney, Melb and reap the benefits. If someone has a median household income under 200k they would benefit using your approach to build a portfolio as they will need to cash flow.

    Chris Bates didnt seem to understand the income rationale to filter suburbs. He seems to think if the potential buyers in a burb are higher income than they were previously than the property prices will go up in the burb. What about investors buying who are typically higher earners.

    Found Veronica a bit smug at the end. Cheap and quick last min cracks at PK regarding data being tested or reviewed in ten years time. Should have just thanked him for his time, agreed to continue the debate and discussion again in the future and keep everything classy. I’m a user of a BA as well for my first IP. About to buy my second IP now and in two minds re whether I use a BA or not for the next one. Regardless of whether u agree with PK or not, have to admit he taught them how to get his point across without coming across arrogant

    They may be able to form a good relationship with clients specific to being a buyers agent, but they have no clue how the public will perceive their attitude in the way they dealt with you. You PK were showing professionalism and seemed to appreciate their opinions but they just flat out disregarded your opinion. I know which buyers agents I won't use if I had to

    Ignoring the 'what' was said by all parties, listening to 'how' Veronica and Chris talk compared to PK are levels apart. PK is composed, tone was confident but very calming, listened and addressed opposing points eloquently. Mainly noticed PK tried to present his arguments through data and stories, which makes him more trust worthy. On the other hand, from my observation the other 2 did not compell me, as they tried to overpower their views by raising their tone or speaking in quick successions over their opposing person. The body language gives away the level of control a person has on a presented topic. What you say can be important, but how you deliver your message is everything.

    Pk is so calm and gentle personality. You really handled them perfectly mate. Veronica didn’t have a great argument to made. Just twisting your words to make her look good. Big no for BAs. One more thing, after watching this I wouldn’t even talk about BA anymore let alone hiring one.

    Veronica laughed at 9:46 when PK said the profession is learnable, but its true. What buyers agents do is not open heart surgey or rocket science.
    I look at using a buyers agent the same way I’d look at say hiring a cleaner, gardener or handyman in and around my home. My toilet won’t flush at the moment, I have no idea how to fix it, but I know I could if I spent 1 or 2 hours on TH-cam. I don’t want to spend that time working it out for myself, because my time is more valuable, so I’m going to call a plumber to undertake the activity.
    Just because most of the population are uneducated in plumbing (simple plumbing that is), that doesn’t mean plumbing requires skill to the level of something like a surgeon, it simply means that most people are under or even uneducated in simple plumbing.
    A lot of property investors (especially novice level) are severely undereducated in property investing, and so it is really easy to make it seem like what you do is like open-heart surgery. In reality, buyers agents are the defintion of the dunning-kruger effect. Your business model, skills, tactics, approach etc. are learnable, repeatable and can be emulated.
    You can see this by how easy it is to become a buyers agent, and the sheer influx of new entrants piling in over the last few years. As this continues, it will be harder and harder to differentiate your service, so the risk is that it becomes more and more a commoditised market.
    That said, I would still use a buyers agent, just like I’d use a plumber, when the value of my time exceeds the cost of the service, however I’ll likely have a hard time finding one that can live up to my expectations. A plumber will come over, fix my toilet, and I’ll see that it flushes instantly. A buyers agent will propose a property, and I’ll poke holes in their rationale all day long, especially because we both won’t see their results/outcomes until months to years later.
    95% of the time though, I’m confident I’ll do a more thorough analysis than most BAs I go to hire, and if I can learn, replicate and emulate the soft skills in the equation (which I can), then it really becomes an uncompelling notion. The only thing left is time - so the BA I’d hire would need to be multi-faceted and proficient across many planes of property investing - including being able to understand basic market and data principles, and that includes not only operating in predefined and set locations (operating in a bubble), as if that is the case, I would filter you out immediately.
    TL;DR - Buyers Agents experience severe dunning-kruger effect. No one wants to bring your profession down, but given the level of delusion and grandiosity, we feel the need to exercise virtue and merely baseline it to reality.

    I wonder if they will evacuate this podcast and take it down haha. There’s a larger majority of investors who shop in the markets PK indicates. Not one size fits all. I bought 4 properties since 2021 using PK’s method and 500k in the green. None a perfect but all are applicable to my borrowing capacity.

      Cadburys favourite coming your way. All four are due for a rental increase too of 70pw in the next 3 to 6 months. Even if rates go up a few more times I can hold easily. My negatively geared blue chip would be on the market now if I’d gone down that path on my salary.

    The arrogance of the two interviewing you is astonishing. It’s like they didn’t want to learn and listen to what you do at all. They just tried to pick you a part as if you’re another property spruiker which you are clearly not. These type of so-called property experts put off everyday type people from investing. There is a place in the market for buyers agents but it’s not all it’s cracked up to be. I have bought with buyers agents and by myself.

I’m very new to this world of property investing and have found a lot of benefit from both your channel and theirs. The point you made about being willing to be challenged is a great one so I would hate to see bridges burned by people on either side.
